Only reason to take on a 30 year mortgage is a strategy to reduce monthly payments, build equity, and bail after a few years (at least 3 in your primary residence to avoid capital gains tax after selling). If you plan to own the house outright asap, then get a 15 year but wait for interest rates to drop a bit further first.Buying outright? Good luck with that if it's with everything you got, as you don't know if your house has unforeseen problems that the inspector (likely deliberately because greedy builder legal jargon) missed.
