Mortgages are fixed for 20-30 years unless you're dumb enough to get a variable rate loan. Rent will go up every single year over that span. A mortgage might cost $2200 right now while rent is $1400, but 15 years from now the mortgage will still be $2200 when rent is $2500. On top of that it's an investment. Real estate is one of the best investments you can make.

Depends. Generally home prices go up, but not always. Waiting for the crash is probably a bad idea, especially in Canada (cause so is everyone else).

If you are buying a home in the current market.
1. Do not expect to break even for 5-10 years.
2. Expect to lose 20%+ of the homes value in the short term.
3. Plan to suffer for the next 5 years to increase principle payments (most banks let you double up your payments).
4. Make sure you really want that house. Do not buy something you can't actually use.
5. Do not maximize the mortgage the bank will give you (75% or less is much safer).

If you buy now and plan to suffer for the next ~10 years (each year with less suffering) you'll be in a really good spot and in a much better position than your peers.

Just think about it logically, it's very likely that your landlord has a mortgage on the place you are renting. Bought a house and paid it in 5 years. Now no one can take my home away from me. They can take my electricity, water, garbage collection if I don't pay, but no one takes my house and garden. Could live off my house and garden with zero income because neighbors would gift me water out of pity or because they like me. 15 years of no-rent, paid up a condo before.. didn't feel secure enough because they have monthly fees (basically a mortgage for the assoc loans). But yeah, retarded to buy a house if you can't maintain it and only want to play vidya and eat shit-food. Bet you're one of those who loves to be a wagie, one of those who wants to be a goodboi so you can feel free.
