Should I buy a duplex/triplex, live in one unit, then rent out the others?
>>

Yes op, but unless you wanna be landlord 24/7 get a guy to repair shit and do maintenance.
This is actually a smart move that I wanna do myself since I know that housing is gonna skyrocket to the roofs and want to capitalize on that. Well at least that's what truflation seems to be insisting due to their data. Not that I care about that as long as it makes me money

Even accounting for the repurpose of space. The supply cant meet the demand, if that happens in the usa what about the rest of the world.

make sure your tenants are actually able to pay before leasing.

If I were you I would live far away from the duplex. tenants can be annoying.

For my first rental property I made the mistake of not having a buffer between me and the renter, making it a nightmare when i wanted to scale up. Having someone take 7% off the rent to do everything is worth it when dealing with multiple renters or the possibility of one very annoying one.

Tenants tend to overreact to small problems so having a buffer that has seen the issues before and knows whether it's worth it to escalate it to you or to inform the tenant whether it's a small issue and not worth worrying about, and is easily fixable and doesn't need to biother you about it.

Though ID NEVER live with my tenants, that's just asking to be harassed non-stop.

hell nah, you should be considering whether it is worth diversifying your portfolio with SOL, SSNC or DAI.
