It's real in the sense that audiences are a lot less interested and forgiving to the average super hero movie. A LOT of the MCU movies were bland to outright bad (Age of Ultron being the prime example) that managed to have goodwill and make money through sheer momentum of the genre. But Endgame pretty well killed that momentum on account of it being a pretty solid actual end, that in addition to Marvel's Endgame follow up being particularly bad killed the mainstream interest. Characters like Spider-Man and maybe Batman are likely immune but I think the days of a nobody character like Carol Danvers pulling in a billion are over unless the movie is particularly spectacular.

For multiple years, the MCU, DCEU, and Sony (especially Sony) released straight garbage movies back to back. Superhero fatigue is simply audiences not trusting superhero movies to be good anymore. People will only watch a movie guaranteed to be fun like Deadpool or Spider-Man.
