the car, house, credit card payments you have is the BARE MINIMUM that you are legally allowed to pay.
These MINIMUM monthly payments accumulate the most interest for the bank.
When you buy a house on a 30 year loan, your house payment is the MINIMUM payment.
No one is stopping you from paying more.

I bought a house 3 years ago, took a 2.5% interest loan for $300k, my MINIMUM monthly payment is like $750. only RETARDED people will pay that MINIMUM payments. with those payments over 30 years, my interest would be $110k. It says right on your loan, how much interest your paying each month, and its like $500 in interest, and $300 towards your loan.
I pay $5-8k per month, I plan to pay it all off within a decade, my interest payments would be less than $15k.
if you cant afford to pay $5k per month on your house payment, then you cant afford a house.

The 84 month terms are probably wrong, but its very much well known those types of dealerships charge a monthly payment of about what they paid for the car at auction. First time it "sells" they've broken even. Any peyments after that are 100% profit. Then they have to repo it, then plop it on the lot again to resell.

These high rates only happened recently and will go back down when the fed lowers interest rate, forcing the banks to pull back on their interest rates.
I agree with you though, if you have such a low interest rate on your mortgage, it makes sense to have your money work for you instead of paying down the house (assuming you don't plan on selling early because house mortgage amortization schedules are so fucked and you're mostly paying interest at the start in lieu of buying into your share of the property).
