If I own high value land and you want to set up shop there then you need to pay me, and so long as the cost of rent is offset by the location's value then people are incentivized to pay the rent. The idea that you can just be based somewhere dumb like Bermuda but have full free access to other country's markets needs to die. If you want to do business in the mall then stop being a freeloader and pay the mall owner.
