I'm 30 minutes outside of Tampa in a house built in 1998 on a lake. Literally best possible house for the money. And the Florida market will not get hit as hard as other areas.

So I expect a dump to where my house would sell for around 350k. I expect this to happen in the next 2 to 4 years, based on where we are.

Even in severe economic crashes like 2008, housing prices only declined about 20% from their all time highs, and recovered within a few years. And nothing that is happening today looks anything like what was happening in 2008.
Home prices have levelled off after a rapid increase in 2020-2022. Anyone who bought a house before or during most of that pricing surge has a house that is already worth significantly more than they paid for it. For the people who bought as prices levelled off, their house isn't worth much more than they paid for it yet, but over time they will continue to build equity.

I got into Wall Street from pure hustle and networking back when a white guy could do that. I made a bunch of money as an investment banker and then at a couple of hedge funds but didn’t save much. I tried to convince them to hire young white men but they fought me every step of the way and it never happened. Eventually they started resent me because I wouldn’t be as gay as them and I got bored and left. It’s not as if there aren’t some of us trying to tear down the gatekeeping. We’re just facing vast institutional sentiment that no one of us or even a few of us can overcome. Not that anon, but I didn't buy my house in 2020 to sell it for profit. I bought it to raise a family in and we have had 2 kids since 2020. It is nice that my house has gone up $150,000 in value since then, but I am not going to sell because I still need a similar sized house in the same city so I will be buying something equal priced to replace it if I did sell.

I am happy we bought at historically low interest rates though. That is going to save me lots of money in the long run. We are also making above minimum payments and are paying it off ahead of schedule.

The government is just a public landlord that you must pay rent (property tax) to and can evict you all the same (lien, eminent domain). Furthermore, a house is a depreciating liability, not an asset. Holy fuck I literally want to kill myself for wasting so much money to rent from the government and deal with a flooding basement. Worst fucking mistake of my life. If I could have stronger guarantee of housing security from a private landlord i.e. long term lease with no risk of eviction for not cleaning sometimes, I would gladly rent from a private landlord for the rest of my life. I've been to europe once for a school program, and as fun as it was, I dont really have the desire to got to those places. I dont care about mexico, or the bahamas, or Puerto rico, or the virgin island etc that most people seem to love visiting.
