If that seems too hight for your budget you may consider downsizing a home, consider a different location, or look at houses that are more than 20 years old.
But remember, you will be living in the house. It will be a major determining factor for how happy you are in your place of residence. Anything under $180,000 has structural problems or demographic issues. Fixer uppers are hard to come by and usually expect full payment in cash up front. I would highly urge you to crunch the numbers yourself, a mortgage is essentially free leverage and you get a free house to live in after if the markets return the half a century average of ~10%/yr while your mortgage is only 5%. Many times you're better off investing while inflation makes that $300k look more like $80k by the end of a 30 year mortgage and you're sitting on a pile of ETFs. Mortgage is often lower than rent too, but this does not hold true for every county so you really will have to break out the calculator and examine things case by case.

You can use online msl platforms like Zillow and Realtor and restrict the queries to a certain zone you define on a, map to see what is typical costs for the area you want to live in. It all mostly evens out. Higher cost of living areas typically pay higher, and jobs pay less in other areas but cost of living is lower. The two cancel each other out really. So it's not worth fretting over if you think houses are too cheap/expensive. The prices are relative to the region. Same exact state only 2.5 hours away you find the prices jump a little.
