However, if you use the stadium as an anchor for future development. This happened with the Braves stadium. It happened with an MiLB stadium in my hometown.
In the case of Chicago, they're tying it to improving parks and public transportation. Will it work out? Maybe, maybe not, I'm just against the idea that every single stadium is a bad investment.

Regarding Chicago, having a 60k domed stadium to host concerts at isn't a bad thing. Having a nice event 60k hall isn't a bad thing for a city with an urban population of 8.6M. It'll cost city of Chicago taxpayers $300 per person, so its pretty much a drop in the bucket.

I think the idea if you could somehow make a sports stadium into this giant beautiful garden that somehow morphs into where you enter this lovely arena for gladiators, something romantic about notion. That is what I am getting off of this so I actually think this stadium is overall quite cool. If they are making a Christmas Market nearby it, it is even better in my mind.

Not every stadium just needs to be this smogfilled shitfestival of people barbequing in a dystopia and sitting in their RV watching TV, it can be something that enhances the beauty of the city of Chicago.
