ne of my tenants busted up her back pretty bad, she can't work, walk or even have sex anymore. how do I legally evict her and get a new tenant?

Local laws will tell you about how much rent she has to skip, how much notice you must give her, etc.

As you are a professional renter ("One of my tenants") you should have a lawyer or rental agent to handle this for you.
