Drive around in the middle of the day and look at people’s cars. If they’re not very nice, ask yourself if this is simply a low income area or something different? Some semi-rural communities are pretty safe, just very low income in general.
Go to a busy restaurant at lunch. Are these the people you want to live around?
Check/cash advance buildings, pawn shops are always bad signs.
How guarded are the liquor stores? If they’re just regular stores as you walk in/out with just a bit more security then it’s probably a nice area. If their whole fucking thing is locked down like Fort Knox for the customers then it is an extremely shitty area.

You do. You’re looking at the crowd from a financial perspective. In my area, new European cars are the “nice cars” you’re going to see, then there’s the biggest part of the crowd with <5 year old cars of various make/model, then there’s are the young people and poor people who drive shitboxes. Notably, the shitboxes don’t look like they’ve all been in accidents. They just look like shitty old cars.
If you went to a suburb in Texas then Bigass pickup trucks might be “the nice car” that you use as a measuring stick for everything else. Look at the nicest cars and what proportion of people drive them. Then the mid cars and that proportion (this should probably be the biggest section in the type of area you’re talking about), and then the worst cars (which should not be the biggest section or otherwise you’re in the ghetto)

This is also a very good point. It’s important to scope out your area in a 2-5 mile radius. If you find it acceptable then it’s all good. If you see shit that makes you say “uhhhhh” then keep lookin’. It’s brutal out there these days. I live in a suburb that has consistently had some of the best public schools in the nation. Now lots of underprivileged youths need that acksess to our resources and the demographics are changing FAST. I’m looking at houses farther out now. They’re putting up apartments at insane rates, ruining all traffic patterns with small city roads that can’t keep up, shoving in Haitians and shit as evidenced by all the Haitian “nurses” who showed up en masse overnight a few years ago. They’re trying to attract people from the city and give them walking paths to get here so we “get more business”

What happens is the lease is written by the dealer with pretty much the explicit knowledge that the buyer cannot make those payments long term. But it doesn’t really matter because the buyer will make high payments for a while and then they’ll get the car back one way or another.

Well, welfare comes from federal and state pots of money. The money that pays for our schools comes from property taxes in the county. We have super high property taxes and referendums to pay for more school shit every few years. We, the people in our area, pay for that very specifically. It’s just that advocacy groups can leave no pot of money untouched in their efforts to redistribute it among a different population.
If anybody, in any way, is circumventing this system to get non-local kids in there, then there’s literally no reason at all for me to sit here and pay extra high property taxes. I’m just paying extra to have it skimmed for some other shit. So I’m looking at moving. Is what it is, I guess.

Overcrowding, unemployment, crime, and the usual reactions to that.

Six cars in the driveway/lawn of a house means it's overcrowded. But it also means they can get along and pay rent. Maybe it's a Mexican family, nice people, issue is indirect, it indicates rental stress in the area which is why their 12 kids didn't move out.

If there's no public transport, is this a nuclear suburb where every household owns a car or does that indicate nobody leaves the suburb, none work anywhere, and city hall wants them to stay there. Does the bus route go to the governmental sector or the industrial sectors? Are the poor taking the bus to work, or to court?

If people have low front fences is that because nobody steals things, or they wouldn't leave anything in their yard that's worth stealing.
How many vacancies are there advertised? How many are private? Nobody bothers commercially advertising a rental in the hood because the rent isn't high enough, there's skid row tenants lining up, good tenants would leave straight away either way. The best tenant has an employer reference from mcdonalds, not a landlord reference from uptown, he's probably an alcoholic.

The local shops are busy during the day because of high unemployment. How busy is the mcdonalds drive through, Walmart, on a Tuesday lunch time. Are there even shops? In a rich neibourhood everyone "goes shopping", men buy or send groceries from where they work, there's no point building shops in places that are deserted during the day. The 7/11 in the banking quarter is they're for the cleaners, which is why it's 247. Nothing is open at night in the hood because everyone is home during the day and the streets aren't safe

I guess some depend on what part of the world you live in. I used to work in a lot of shitty parts of my region, and these were common things I saw:

Its hard to tell until you actually move and live in the area. I had no idea i was living next door to section 8 for a long time. The trash being thrown everywhere is a good indicator. If one company is coming and cutting all the lawns, that's a another indicator. I have no issues with my property personally, even though a double homicide happen 2 years ago near me. No one bothers me. Crime statics are hidden now, so it makes it very hard figure out. The EMS and police always know the shit area, I would straight up just ask them.

It seems like the blue states have the most homeless and crime. I think as long as your able to avoid the bigger cities any state can be tenable, but avoid Louisiana.
