Honestly owning rentals made me realize how helpless alot of adults are now.

I bought a bunch of duplexes down south back around 2018-2020 because the numbers made sense. Cheap property taxes, cheap insurance, cheap properties in general. One duplex I paid $124k for is bringing in around $1925/mo total now and the tennants renewed instantly after the last increase.

Had a tennant last week who submitted a maintenence request because the microwave “stopped heating.” Property manager drove over there and the door wasnt shut all the way.

Another guy called because his screen door came off the track. PM slid it back in place in about 10 seconds and the guy goes “much obliged sir” like he just repaired farm equipment from the 1800s or something.

Whats weird is the older tennants almost never bother anybody. Pay on time. Maybe ask for a sink fix every few years. Younger ones send paragraphs over tiny stuff.

Not even trying to sound mean but I geniunely think people are less capable now than they were 20 years ago.

People online act like owning rentals is some impossible genius level thing but honestly half the job is just dealing with grown adults who dont know why the wifi stopped working after they unplugged the router to move furniture around.

Only reason I learned to fix shit was because I was too poor to replace. Now that I'm doing better, I still fix my shit because my money came from blood sweat and tears and I'll be damned if it goes to some fucking company so a CEO can take in more profit and his kids can go to Europe on a whim

Yeah I feel like it should only ever be something temporary.
If you've got the money and brains to be a landlord you've got the money and brains to run a small convention center or camping ground at much less stress cause you can operate on predicable cycles.
I think the only thing more retarded than being a landlord long-term is deciding to run a cinema.

I rent a house and rarely ask for help/repairs because my landlord is a nice old widow, but to be honest if I didn't like my landlord I'd do it a lot more often, even on little things.

I do make it a point to not invest too much time or money in upkeep of the house, since I don't own it. That's throwing money away. Landlords owe it to tenants (and themselves!) to keep the place nice. So if a tenant wants some little thing fixed, even if it's not actually broken, it really should be the landlord's duty to fix it. It's one of the perks of renting, honestly.

Also, a $124K duplex earning $1925/mo - so that will take like ~6 years (probably closer to 7-10 years considering the costs of fixing things up, hiring property mgmt, taxes, possible vacancies, etc.) to pay off before you're earning pure profit.

That actually doesn't sound too bad as long as you have a real job bringing in real income the whole time

I lived at this one building and pipes were getting clogged every month. It was a horrible experience for everyone, tenants, maintenance guys and the pm. Multiple other issues like AC breaking down or electrical issues. It was cheap but i had to leave.

As long as you keep the place clean and safe I really don't give a fuck what you do. The problem is most landlords don't keep their properties clean and safe.
