It is a very subtle difference that occurred transitioning from gold-backed dollars to a full blown credit system because the elite are only constrained by their own self-regulation as to how much money they owe. A simple example to illustrate this is credit:Credit cards - this is uncapitalized and basically a naked-short of the currency. Loans with bogus collateral are effectively the same because you can never recover all-or-some of the loss in the event of default. (money creation is inflation and paying off debt is deflation)What the elite have done is consume surplus and savings and replaced it with the taxing ability of the government. So they can now have their cake and eat it too. They can buy $1M Treasury and take it to the bank and say "give me $1M loan". And what we have here is a means of keeping banks solvent while ballooning up the credit system with toxic-collateral. Bonds exist in excess of twice the U.S. GDP. And the ol' switcheroo that has happened is they use SS, Medicare, Insurance and pension to get you to baghold toxic IOUs that are payable tomorrow while they live like kings in their yachts today. It's funny that it even needs to be said that you won't be getting jack shit of the $120TN unfunded liabilities. And that is why we buy PMs. Real tangible value is capital. The losses will be relegated to credit derived assets.

But one thing to consider about housing is the fact that the housing market as it is can only clear buyers and sellers with the help of a solvent banking system. And because credit pulls forward demand, housing prices are overbought far in excess of the average citizen's ability to pay. So the larger your house gets, and the more luxurious, and the more desirable the location you have, housing will begin to inflate with a "luxury premium" that exists far above the value of the land and materials needed to build it. And for this exact reason there is a danger in housing that short sighted investors and boomers are exposed to. Although everyone may need a house and it is a physical good of varying quality, you might not be able to sell it for the equivalent amount of purchasing power when priced in PMs as you would before the deleveraging event. Weimar Germany showed us that maintenance and upkeep on housing became so costly that a lot of buildings went on fire-sale. And even comparatively small amounts of gold (dollars at the time) was more than enough value to shake out sellers who otherwise had no buyers with any exchange value able to pay. Without bank credit, leveraged investments all turn to shit.
