How the hell do I find commercial property to rent out for a business idea?

good websites or tactics? not driving around . so many websites are utter shit.

You'll need to know location, do you need parking, do you need storage, are you meeting clients there, do you need manufacturing space, are you selling to the public out of a storefront, does the location need to be in a busy place, what's your budget, how's your credit,

Problem is I look on loopnet and its literally just shitty office space even with filters or nothing which i seek. credit is good, 750+. money is not really issue but i am starting something new so i would assume they would think thats more risky.


recommendation how to find agent? or just random google search. and how do they get paid? I would have to pay them after contract is signed etc?

whatever you're making or selling, you should be making AND selling it out of your garage before you rent a space. Otherwise you blow tons of money to rent a space for a business that won't even launch. Unless you've got a sure-thing you know will sell. Which is actually why most businesses fail within 2 years. People think they have a sure-thing and find out they were actually just retarded all along.

ah. that's a rare beast. Most companies build their own because buying one built is going to cost millions. Tens of millions in a good location.

Your agent won't matter much since they all share listings. They're just going to go online and search for you. They get paid when you close.

since your business doesn't exist yet your personal credit score will matter, but you'll also need to own a house (no mortgage) that you can put up as collateral. Or have a few million in the bank for a down payment.

technically almost all restaurants rent their locations but this is meaningless since they usually own both the restaurant and the company renting it to them. They're either renting from themselves for tax purposes or renting from a franchise.

In the US this runs into food safety laws. Most parts of the US require you to work out of a commercial kitchen so they can inspect food safety. That means a restaurant license and location on top of the food truck or drive through.

in that case food trucks usually lease space in an existing restaurant kitchen and then park their trucks wherever they want. But each restaurant is allowed only one food truck so it limits the number of trucks or stands to the number of restaurants in town, and most restaurants are already taken.

in the US anyways. I don't know anything about restaurants in other countries. In the US licensing is extremely expensive and very limited. People sell the license with the building, you have almost zero chance of just applying and getting one.
