Was talking to a couple of guys recently and was surprised to hear they're buying vacation homes in other states to use as Airbnbs. Maybe I'm missing something, but it seems like a lot of concentrated risk compared to just buying index funds. Vacancy, maintenance, insurance, local regulations, property taxes... is the return really worth all that?

If youre high enough income to be in the 32/37% bracket, you pay extra taxes if youre not itemizing and mortgage maxxxing. If they werent out of state thy could even be offsetting w2 with active management of the properties.
