The real issue with renting is that home prices go up every year which increases the amount you pay for rent. When you have a mortgage you lock in the rate you pay.

Anyway, I bought my house on mortgage because I wanted this particular house and it might not be available in X years when I could afford it outright. I earn enough (dual income helps) that I paid off my 15yr mortgage in ~4 but, that said, I'd only go for a house if it's something you want and not something you feel like you should have.
Also, I love my house. Not a lot of land but living here is great, I make improvements to it all the time and nothing beats working on something you own. I work in my garage, raise chickens, etc. The joy it brings me is worth more than potential earnings from renting somewhere I don't care about at all.

Except your chart is a lie by omission, the median rent is a 1bed/1bath, the median mortgage is a 3bed/2bath. Renting vs mortgaging the same unit/building will always advantage the mortgage, assuming the landlord is mortgaging it (hint: they are).

Your argument is instead about whether it is worth it to pay extra to live in a nicer home, and the only real way you can argue that it isn't worth it to have a nicer primary residence is if you are at the absolute bottom of the wagie totem pole and the only time you spend there is the 8 (or less) hours a day sleeping, and/or if you have to move every 6 months to a year because of your, ahem, "lively", neighbors. I think the flaw here is you're equating owning your own home to getting raped. I don't know what to tell someone with that mindset. Grow up maybe? I get that trying to find one for the firs time is a hassle, it took me 6 months and dozens of declined offers to find my first house. It was worth it. I was just throwing away money on rent until then and that would have at least doubled in the time I lived there. Instead of handing my increased income to a landlord every month I put that toward the principle and managed to pay that place off in 13 years. Then I started saving for a down payment on the next place. Now that I moved on the rent from that first house is covering all the interest, tax, and insurance from my new one, letting me focus on just the principle so I can pay the loan off early again. If I didn't want to deal with renting it out I could sell that place and it pay off most of this one, then I'd be clear of all debt in less time than it took me the first go around. Go on and explain to me how that's a bad thing and I should still be renting.
