Food trucks are an effective way to start. Very low margin but also very low cost. I know a guy who did just that.

If gentrified, your gas sells well and you can rent part of your space out to a burgerslop franchise. If you set up in the ghetto you still make money on cigarettes, booze, and lotto tickets between attempted robberies. The downsides are upfront cost, zoning, and EPA regulations. But it's rare to see a half decent gas station fail.
