I'd say gas station plus convenience store at any but the absolutely shittiest of locations seems to stand the test of time regardless of broad market changes. If gentrified, your gas sells well and you can rent part of your space out to a burgerslop franchise. If you set up in the ghetto you still make money on cigarettes, booze, and lotto tickets between attempted robberies. The downsides are upfront cost, zoning, and EPA regulations. But it's rare to see a half decent gas station fail.
