It actually makes me angry at poor people because they would rather upgrade their car or travel once a year than build an additional bathroom in their homes. Properly maintained can certainly get more time than that. Just don't get meme'd into the two stage units or complex ones, get a single stage. I also get the Windex hose window wash stuff and when I do the windows I spray down the AC coils and keep those washed off to extend life and efficiency.

If you can, do a TPO roof when possible. Okay doesn't look as good as tile but lasts a fuckload longer.

It's like 2% so depends on the property, a 500k property is like 10grand. Every 3-4 years make sure to dispute your assessment, they almost always knock it down and it doesn't take long to do.

Weakened consumer demand won't cause a crash. The only way their is going to be a crash is if there are mass layoffs and no government safety net to prop people up. That's not going to happen. If people aren't able to afford their mortgages trump will just pay for them all using medicaid funding or snap money.
