We just have a quagmire situation where boomers don't *really* want to sell they just want to get rich. A lot of mortgages are too low to refinance, suicidal to refi. You now see the worst mortgage signups in many decades.

There needs to be extra taxes on homes to offset the mortgages from 2020. pied-a-terre or something else that makes having more than one distasteful. This hopefully gets lots of 2020 homes out of the possession of boomers and to millennials and also hopefully reduces the home prices since it becomes a buyers market again. The tax could be used to pay for lower income middle class buyers who get incentives to help them buy the stuff that gets dumped.
