my rent is $2500/month and i thought wow damn thats a lot, i might as well buy a house instead of paying off the landlords housebut then i looked at how much it would cost to buy the house im renting and to put 20% down payment + the rest of the mortgage would be like $8000/month paymentsquestion is how tf are some people my age (late 20s/early 30's) affording that much and how is my landlord affording to rent this to me at 2500 when it would cost me 8000 per month if i owned it with a mortgage + 20% down payment
Selling pussy & dick.
I bought in 2013 when I was 21
>>62640756>>62640753so what % of the younger population can actually afford to pay a mortgage buying these days?or is this what people by the younger generations being priced out of ever owning a home?
>>62640752Renting makes sense right now and the landlord benefits from the time arbitrage. I pay $680 for my apartment. The landlord pays $800 a month for both units. If I bought the house my monthly payments would be $2200 at best probably $2800. You can't just buy a home and rent it out when your competing landlords have a quarter of your expenses. Just rent from the codjers until the market collapses.
>>62640767Im going to go ahead and create an only fans account fuck it I cant get work.
Supply of housing is low in many areas and unless you want to live next to boomers in Florida or move to liberal parts of Texas there's not much of a glut in housing in most places. I think things should get better in a few years, the US should have net negative migration for this year as well which will help rental markets cool off.
>>62640752You dont understand OPYou pay 2500 a month without fail every month so that means there is NO WAY you could possibly afford a 1500 a month mortgage
>>62640752>how tf are some people my age affording that muchJust put 50% down and get a wife with a job that can pay at least $1.5k/mo of that $4k/mo mortgage, and bob's your uncle.>how is my landlord affording to rent this to me at 2500He's not paying for a 2026 mortgage, he's paying for a 2000 mortgage. When you're 25 years into your 30-year mortgage you'll be puzzled by all the gen gamma kids whining about how easy it was for you to buy your home and how unfair it is that they have to pay a $20k/mo mortgage at 0% down when they only make $400k/yr. Meanwhile you're feeling good for buying that house when you did because your house is now worth $5M and you're only paying $4k/mo for the mortgage.
>>62640772>Boomer adviceReminder that boomers are the generation most likely to lose their house in a divorce. The issue is not inflation, the issue is that wages are not rising in proportion to inflation. If wages were rising in proportion to the cost of housing, no one would be complaining. Its really simple, there aren't enough houses being built.
>>62640777>What's 2+2? And don't tell me 4, I want a real answer
>>62640752I'm house hacking. I have a well paying job and could pay the mortgage alone, but it woudl take a lot of my takehome pay and it would suck. but I ended up getting 3 roommates and they are paying the mortgage for me. Although I may kick one out soon so I can have more privacy. First two years of having the mortgage completely covered was great though. and the home expenses can be tax deducted.
>>62640752Married, dual incomes, zero avocado toast
Most places are owned by Boomers that bought decades ago and have little or no mortgage.Buying in the current year makes zero sense. Just rent the house and buy bitcoin and you will with 100% certainty outperform buying the house.
>>62640752>my rent is $2500/month>cost to buy the house im renting and to put 20% down payment + the rest of the mortgage would be like $8000/month paymentsrenting is cheaper than buying in most of the country, but this post makes no sense. there's no way buying would cost 3.2x as much. this is a retarded LARP.
>>62640752Cram as much people in 1 house as possible. That is what is happening in Canada
>>62640781No keep going, tell me how everyone needs a college degree or they'll be flipping burgers forever too.
>>62640752My mortgage is like $1600 a month which is very manageable and only a few hundred more than what I was paying for rent. However I lived like a monk for a decade and saved $120k for my down payment.
Because your landlord didnt buy at 8% if whatever the fuck kikes currently takeIf thats the reality dont buy, keep renting and build capital until rates are better or houses are cheaper
>>62640752Why the fuck don't you just move to the midwest? Living in the US sounds like hell.>t. swede
>>62640827College degrees have been as worthless as high school degrees since roughly 1998 though.
>>62640879I fell for this meme and made half the wages for 10 years while literal retards with their piece of paper made double
>>62640888Why did they cut the police overtime? Trying be like the top dogs on nyc construction? I think so. Goes to show who run this mother fucker.
>>62640752>how tf do people even pay mortgages these days?Duel-Income>how is my landlord affording to rent this to me at 2500 when it would cost me 8000 per month if i owned it with a mortgage + 20% down paymentThey already paid off the mortgage, or it's a megacorporation that owns tens of thousands of units and can offset costs in specific areas through special rates with their banks/lenders.
>>62640752>>62640920Also, where TF do you live OP, NYC?I rent a two bedroom, 880 sqft apartment in a multi-family complex, at $900/mo. The cheapest homes in the same town (that don't need any renovations), are 1,200 sqft, 3 bedrooms, but cost $350k. Even with 20% down the payment is $2,400/mo. Not including utilities.
>>62640752sounds like you don't have enough to pay off the downpayment in one shot. You're supposed to live with your parents and save everything until you do.
I'm in the EU and parents gave me an apartment for free. The utilities is 200 euro a month lmfaoBut hey no worries OP, you get to love in the best country hottest ever
>>62640888I hate to break it to you, but it wasn't due to the lack of a degree...
>>62640752renting makes sense until you have all cash down for a home.
>>62640756Im slightly older then you and i never had a ful time job
>>62640752>but then i looked at how much it would cost to buy the house im renting and to put 20% down payment + the rest of the mortgage would be like $8000/month payments>question is how tf are some people my age (late 20s/early 30's) affording that muchthey're not, they're buying in much lower col areas or renting or living with family
>>62640777>The issue is not inflation, the issue is that wages are not rising in proportion to inflationThats just a different way of describing inflation. If the money wouldnt inflate, you wouldnt need a higher wage
>>62640752Because a shitton of landlords locked in their mortgage rates far below what it is now during covid. They're not paying what you'd be paying if you took up a mortgage at current interest rates
>>62641043it was, if I stuck through the last 2 years I would have been making 70k at a bank instead of 35 at a restaurant
>>62640752Your math must be off or you live in a HCOL area because my mortgage is around your rent and I live in a major city
>>62640752boomers ruined everything
timing. i bought a 500k house with 100k down at 3%. my mortgage is less than your rent.
>>62641513You didnt buy anything. You are paying off something. Big difference.
>>62640752I put 275k down on a 650k house. I make 6 figures and my gf makes 92k. That wasn't all my money either
>>62641513After taxes, insurance, maintenance water garbage and electric bills you pay more.
>>62641534Let him suffer in his plywood box .
>>62641516doesn't matter. successful multigenerational families can get to the point where people don't even have to think about mortgages anymore. you are either starting one of these families, already deep in one, or totally outside looking in as a rentoid. wherever you are is okay, but don't lie to yourself.
>>62640752Landlords operate charities. It's hard to believe but it's true.
>>62641538I can put my mind around how dumb you are with the immense amount of words you implement.
>>62641534i live on a country estate with a huckleberry forest and an apple and plum orchard. I'm okay paying the bills for that.
>>62641546Wow what a successful boomer story.
>>62641538True, rich people avoid all debt. Especially secured long term debts with fixed interest rates. If you aren't buying your home outright....
>>62641558You like that? Lol
>>62641558boomers are 70-80, I'm 42
>>62641567Got all that from your boomer parents. They must be so proud of you.
>>62641574didn't get shit from my boomer parents. they're divorced and each of them have lower net worth than me.
>>62641586Sure.
>>62640752Well you see , some men are able to find wives, and some of the wives make as much as them. So then they have double. So they can buy a house and car and have their 1-2 kids, while you masturbate to hentai in your 700sq ft apartment
>>62641765What happens when they divorce?
>>62640752$2500 month a rent is probably in a very nice area. >>62641765Those are loser low value men who need dual income. Kek.
>>62641538He is right. You didn’t buy anything and down own anything.
>>62640752Usury lmao
>>62640752Your landlord is wealthy.
>>62641765who has the kids?
>>62642716Usually the aunt( with a gay man living in the house) or grand mother ( witchcraft demon) . This bitch never with her kids.
>>62642721I fucked up giving her kids. I didnt know about any of that shit going on im disgusted by them I wish I could take my semen back

>>62641363That's like blaming someone for dying in an Ambulance because the paramedics were incompetent. Yes if you weren't dying you wouldn't need paramedics, but at some point the blame shifts to the paramedics if they don't uphold their end of their social contract. Employers and employees have signed social contracts whether they like them or not and both employers and employees do have unspoken obligations to eachother if things are to run smoothly. A breakdown of the social contract on the employers side is going to lead to a breakdown of the social contract on the employee side.
