my rent is $2500/month and i thought wow damn thats a lot, i might as well buy a house instead of paying off the landlords house

but then i looked at how much it would cost to buy the house im renting and to put 20% down payment + the rest of the mortgage would be like $8000/month payments

question is how tf are some people my age (late 20s/early 30's) affording that much and how is my landlord affording to rent this to me at 2500 when it would cost me 8000 per month if i owned it with a mortgage + 20% down payment

Renting makes sense right now and the landlord benefits from the time arbitrage. I pay $680 for my apartment. The landlord pays $800 a month for both units. If I bought the house my monthly payments would be $2200 at best probably $2800. You can't just buy a home and rent it out when your competing landlords have a quarter of your expenses. Just rent from the codjers until the market collapses.

Supply of housing is low in many areas and unless you want to live next to boomers in Florida or move to liberal parts of Texas there's not much of a glut in housing in most places. I think things should get better in a few years, the US should have net negative migration for this year as well which will help rental markets cool off.

I'm house hacking. I have a well paying job and could pay the mortgage alone, but it woudl take a lot of my takehome pay and it would suck.

but I ended up getting 3 roommates and they are paying the mortgage for me. Although I may kick one out soon so I can have more privacy. First two years of having the mortgage completely covered was great though. and the home expenses can be tax deducted.

I rent a two bedroom, 880 sqft apartment in a multi-family complex, at $900/mo. The cheapest homes in the same town (that don't need any renovations), are 1,200 sqft, 3 bedrooms, but cost $350k. Even with 20% down the payment is $2,400/mo. Not including utilities.
