Is the housing market sustainable? If boomers start kicking the bucket faster, then wouldn't the housing market be especially fucked? Nobody is buying anymore.

Expect a 2028 crash. There is so much inventory and far too little buyers that it's no sustainable by any means. I keep seeing listings drop 30k-50k on Zillow. If this keeps going there will be a market crash. Interest rates are also far too high that it's keeping potential home buyers who are renting from buying since renting seems more desirable.

There is actually a massive shortage of inventory. New house construction crashed after 2008 and didn't recover to pre-2008 levels until 2022. So while there are more people looking to buy homes than ever, barely any new inventory exists to meet that demand. Which suits the current home owners just fine, since it causes their property values to sky rocket.

This situation is so fucked up that any new house that enters the market is immediately over-valued, pricing it out of reach of first time buyers.

It's not that hard to understand, the housing market and its philosophy changed. You are not expected to buy, only investors.
