I've seen people saying,
buying a house is the right thing to do
the ticket to success.

No, it's not. SP500 gives over a 3x return over 30 years vs a house.

And you can't put a value on mobility.
>>
>>62854126
S&P will crash but houses stay in value unless half the population dies

Also you cant live in a chart dumbass
>>
>>62854130
>unless half the population dies
Well, good thing the culling is about to begin. 2/3rds of the world will be dead by 2035, prob half by 2030. Will you survive anon? Judging by your response you remain completely oblivious. Best of luck
>>
>>62854141
Uhoh, whatammagonado about the biz glownigger posts?
>>
SP500 is fueled by unclaimed money. There is nothing you can profit off.
>>
>>62854126
>SP500 gives over a 3x return over 30 years vs a house.
And I assume I can start a multibillion business out of the garage of my SP500 like Bezos did with his house?
>>
>>62854126
Houses are one of the few ways for most people to get insane gearing on an investment, and it is even with tax advantages!

Is it better than stocks at all times? No, but just looking at those charts never tells the whole story. If I could borrow money to invest in stocks with the same terms as for a house, then I'd do so, but that isn't possible for most people.

Also, renting is Jewish as fuck.
>>
>>62854181
Three things you can’t escape, tax, rent, and dead

it's funny how rentoids can't understand the fact that you can own a house AND invest in the SP500 AND own Bitcoin
>>

What if you bought the bottom after 5 years?
>>
>>62854208
We are not at the bottom after 5 years right now.
>>
>>62854217
Good. So there is still time to buy.

Why didn't you just buy the mansion in St Moritz lmao

how does one find a place to rent?
how do you find the companies that rent?

i can only find the big popular sites where everyone put their shit up so i have to fight among thousands for a place to grab
the smaller companies must have their own sites where one can contact them directly
>>
>>62854255
Except they do, they even understand that they can mortgage the plane and yacht and house to buy more stocks, then just get a new mortgage at a higher amount that pays off the old mortgage when the assets appreciate.
>>
>>62854266

Yeah. Just trying to poke fun at a bunch of defensive house owners mixing up the comparison of two investments with a wealth dick measuring contest
>>
>>62854273
Yeah. Just trying to poke fun at rentoids for avoiding an appreciable utilitarian asset class that can be used for indefinite future financial leverage.
>>
>>62854281
>>62854281
>indefinite future financial leverage.

So just like a stock portfolio
>>
>>62854273

.....except your chart includes all property and everyone knows anything above median value is luxury and should not be included

for the purpose of investment you buy the bottom 50% of median housing prices

for ease of numbers let's use 200k house, and be generous with cheap rent of 1,200$ a month

that's 7.2% before expenses. On a cheap house, it's really not much outside of major cities especially. In a city you could just say a 200k single bed apartment and the numbers are similar.

After expenses let's say 5% net rental income.

Now add in natural appreciation of labor/materials/land. Another 5%.

So 10% net total compared to stocks 10% average (even assuming it's not in a major bubble that needs constant bailouts like baby stock accounts, 401k, president buying shares that could disappear any day)
Ok now we're in the same ballpark, except the stock holder didn't have to do any work. But this is best case scenario, and also assumes you have no edge in the market for picking your properties. Such as 4plexes, distressed auctions, doing your own labor, networking effects, all other variables of a business.

So you really have to assume the most lazy way to invest in real estate, basically buying a REIT ETF. Then comparing it to a 40 year mega bubble in an ETF that doesn't pay dividends and a handful of companies make up the vast majority of gains, that largely only exist because of government collusion and corruption.

A group of companies that make no actual products except buying out other people to avoid competition, that have terrible reputations. That exported their laborforce to third world countries. Literal fake companies by elon musk. Normies call microsoft microslop. A cell phone company apple that has nothing proprietary except marketing.

I'm happy your tulips and permanent bailout blood money is working out for you. I'm sure it will keep on that trajectory and there is totally no slippage compared to inanimate gold rocks.
>>
>>62854308
Conveniently,
you left out any mention of liabilities.

Property taxes, maintenance, insurance.

If you want to talk shit about an industry. Real estate is the worst. Economically, real estate is closer to feudal system economics than it is to a modern economy. Really just a trash industry, with 1 million different regulations designed to keep inflating property values perpetually because that's what voters in local elections vote for, and local governments that want more ta revenue.

The economics surrounding property is absolutely fucking idiotic, and you have to be stupid to even touch it. You're better off investing in utilities, or any other industry.
>>
>>62854323
You pay for those either way- if you rent, all those are factored into the price of rent along with the premium for the owner to take his time and labor to pay them, if you buy, you have to use your own time and labor to pay which will save money.

You have to occupy property anyway, if you don't own the property you occupy, you are subject to even more regulations than if you just owned your own property.
>>
That chart shows that homeownership outperformed stocks for almost three decades. Only in the late 90s, when the stock market became a fake and gay pump and dump scheme stocks began outperforming.
>>
>>62854343
yeah, no

Real estate is the dumbest money industry

You can find boomer retards that paid off their mortgages decades ago, and live in a third or fourth property that will rent to you for cheap,
or retards that inherited properties from family, and don't have debt to pay off, and you get a major discount compared on buying a property and taking a loan with a bank. No bank is going to give you a discount on your mortgage even if you have perfect credit. Basically boomers that want to continue speculating on property, and rent it out so they're out bleeding out with liabilities.
>>
>>62854323
skill issue

Property taxes are direct inverse of house prices. Low taxes = high prices. High prices = low taxes. Taxes on most of my houses are under 1k$ a year. Horror stories are in specific states/cities.

Maintenance, sorry you grew up in the burbs and went to book learning school. Not all of us are petrified of stuff breaking.

Insurance on a 250k home is like 1500$ a year. Whoa I gotta keep it rented for a whole month a year to stay solvent, pray for me bro.

> real estate is closer to feudal system economics than it is to a modern economy

Not all cities are new york.

Tell me, do you think running a motel 6 or any kind of temporary housing is predatory? Do you think running a tavern with overnight rooms 1000 years ago is predatory?

Do you think offering affordable housing, with all the work that is involved, and only charging 5% per year is feudal lord behaviour?

The appreciation from land/materials/inflation was not stolen from the renter. Only the profit excluding appreciation should be considered the tax, as you have literally argued yourself in this thread with your stupid chart.
There's a reason hedge fund guys can't cut it long term in real estate and mald about it. You actually have to do work if you aren't a slum lord that relies solely on land appreciation.

To pretend like having paper money in a bank invested in tech stocks that only exist by rebranding chinese goods is more honest and sound than providing a service with tangible assets is laughable.

You see blackrock buying rentals and stuff or whatever because inflation can make any investment "profitable". But it never works for them over a long enough time period. There's too much slippage and middle management destroying margin.

> Global stock markets have been shut down for extended periods (months or years) at least 25 times during the 20th century alone, with the most significant waves occurring during World War I and World War II.

sick bro, never again tho right
>>
>>62854351
>No bank is going to give you a discount on your mortgage even if you have perfect credit.
No, but there are many localities that will literally give you free land and forgive your tax burden if you develop the land in their district which might be uncommon but is just as common as people finding retarded boomers with extra houses and no family/friends of their own to share with plus with that route you can sharecrop or land lease and get paid to own the land.
>>
>>62854385
This guy thinks everyone is a dumb loser and all cities are tier 1 economics

My home town has a median house price of 235k$. Yet the median salary is 60k$ per year.

Yes, it's not a paradise with perfect weather and 10/10s walking around But that's where the money is made. Same reason guys go out to the middle of nowhere for months at a mine or offshore but come home with money. Because other people don't want to do that. and basically OP is a homo.
>>
>the average bizlet is too low iq to understand leverage
>they just put two lines up and act like its a fair comparison
>the OP is also likely brown and couldnt be intelligent if he tried

its so over
>>
I wonder if there's charts on housing costs that show houses that are in liveable (White) areas.
Who cares about areas that are full of beaners, wogs or nogs?

mortgage is just renting from a bank; the ultimate scheme
>hand wringing intensifies
>>
>>62854567
No, you don't own the property after you have paid up the rent like you own it when you have paid up the mortgage, you can't get new loans based on the amount of rent you have already paid up so far.
>>
>just know which stocks are going to 100x over the next 50 years and which ones will go to zero and you win!

>>62854126
>SP500 gives over a 3x return over 30 years vs a house
Unless you’re a flipper, you buy a house to live in it. Thats much better than spending 30 years paying someone rent to live in a place you don’t own
>>
>>62854623
>Unless you’re a flipper, you buy a house to live in it.
Did landlording finally get outlawed? How are people still renting if that is the case?
>>
>>62854603
>you can’t get new loans
Ohhh nooo, I can’t be a usury slave. Anyway.. I can’t wait for all you heloc niggers to get shrek’d
>>
>>62854645
Isn’t that part of flipping a house? No one is going to buy a shit house and rent it “as is”. It gets fixed up and either sold right after or rented out.
>>
>>62854126
I have some beach front real estate but now I regret it so much. I could even have gotten more income if I just had held bonds. It's short term rental and it's empty a lot. I bought all cash. Feeling really stupid now but I made some money and just wanted secure something for myself that If I ever get to 0 again, I will at least have this. And can rebuild much more easily since I have a little bit of income and don't need to pay rent and all those things.
>>
>>62854673
Sure you totally didn't ignore the point about how you own the property after paying the mortgage and ultra-rich people are regularly leveraging their own assets via loans so they don't have to declare income because they are the slaves to the system, you are super free and definitely not a nigger for working the wagie field and paying your income taxes.
>>
>>62854688
No flipping is when you buy it just to sell it for a profit, not when you plan to own the property for decades and use it as rental income that is landlording, not flipping.
>>
>>62854130
houses rot
neighbourhoods are niggerfied
locations lose value
