"any records on septic system?"

"I don't have that, and I don't know if seller has anything, but it probably wont pass because its so old".

"Did you know lots of septic companies will do a basic inspection etc when they come out to give a FREE BID on repairs including a whole new system if needed???....but they might not do all that just for some Looky Lou maybe Buyer, but would surely do that for any current Home Owner???".

blah, blah, blah....some stuff about City Required Point of sale that can be gotten around if you claim its vacant.

Oh, and the LONG, steep dirt drive way is so rutted you need to park on the street and hike 50yrds and don't try that at night or after rain....so it sounds like that needs to be addressed to even think about getting any septic work done.

I figure the Agent dropping the ball will probably cost their client $20K on a $100K asking, or about 4x the total RE Agent commissions. :)

I did call on another house and Agent says "needs septic system, have detailed bid for $7500 from local firm". Prob is owner is broke from divorce rape.

HUD repo and it can't get water to faucets and HUD wont do any repairs.

Ask agent if there have been inspections and he is "I don't know, I don't work with buyers".

Amazing pro-tip: Of course any buyer will give the listing agent a copy of any inspection, because no matter what the buyer thinks there is stuff to justify a lower offer.

prob is Real Estate is one of those "default" career paths, over-populated with recently divorced women with no nothing about anything.

Call other agent about house that was sold 2yrs ago but "buyers wanted to live closer to city and not so many scary animals."

I'm pretty sure any Appraiser/Inspector keeps THEIR copy for like at least 3 yrs if not longer.

its obvious your shopping at the lowest level in an area adjacent to sone nigger infested shithole and being quite miserly about committing to a purchase so you arent gonna make any great impressions on roasties working for a cut when the entire transaction is peanuts
youre well into the area where you need to be dealing with the seller directly because this is nearly a craigslist used car deal at this level
nobody on the selling side is going to do any legwork on a cheap shithole theyre dumping so best case is an estate probate where maybe the house has been inhabited and all you have to do is wait out probate with cash in escrow. otherwise expect a slumlord owner carry where the above in person transaction will occur because you keep yapping about unlendable properties

you can just low ball them and take the saved money and fix it

I'm just pointing out these Listing Agents that play dumb by saying "I don't have any reports" because they know there is some bad stuff in the reports, are fucking their Sellers out of serious money from at least two directions:

1)one of the few true things RE Agents say is "you house will never be worth more than when it first hits the market". So what happens when the Agent plays dumb and either the Fixer Upper isn't the right sort of Fixer for certain buyers, and or everyone has to SCHEDULE inspections or do multiple visits, or finds deal breakers.

2)or has to assume there will be problems that the Listing Agent is playing dumb about, so if the house is a good distance from them they decide not to even visit.....until a price drop or two or three.

BTW, decoding the lies of RE Agents especially Listing Agents and especially on lower end houses "needs TLC" is PEAK DIY subject matter.

The main function of Listing Agents is like a Defense Lawyer who doesn't want you to tell him if you did it or not because that limits what defense he can put on.

Of course the Lawyer's job is stop a Conviction from happening. The Listing Agent's job is to prevent a sale. Go figure.

I've done some Security, mostly because it was one of the few jobs that my Trade Union wouldn't say was "scabbing".

Security and Real Estate are jobs that get lots of "default" when people can't do anything else but need a job.

I've considered getting an Agent's lic because you can get paid for doing "sits" at open houses, which is basically same as Security.

prob is its "in city limits" and a long narrow steep RUTTED driveway with no doubt Karens on either side.

No pics of driveway, and of course no estimates on what it would cost to fix it.

Tells me is likely:
1)big stinking problem with Permits and has to be "done right" at great expense, and likely an ongoing expense.
2)It has to be fixed before even thinking about installing new septic, and fixing the SLOW city water problem and fixing the back up well.
3)fairly narrow road at base of driveway and doesn't look like much "street parking" if any.
4)Likely the Karen neighbors would rather the 5 acre "in town" parcel remain un-occupied for their dogs and cats to shit in.
