Games are installed from disc regardless these days, drives are too slow to read data in real time with the level of assets used in modern games.Gaming is just unaffordable.

Physical sales are at the lowest point ever and decreasing more and more every year, its logical than they are wasting tons of resources on their discs fabs so they will just repurpose for something more profitable like memory chips

They should have just made physical versions (significantly) more expensive and digital copies cheaper, reflecting the real world cost difference for the company (production costs and lost profits from reselling).
