There was a recent interview between Atrioc and a real estate expert, and TL;DR the "housing shortage" is a completely fake myth that makes some people richer.

The real estate person said that there are about "300x" more homes for sale than publicly listed.

Why:

1. Real estate people generally like doing things off the books to keep the paperwork simple, hide the amount of inventory from the general public to fake a shortage and keep the prices/profits high. Perceived shortage of homes also gives home buyers a false sense of urgency.

*The problem with doing things off the books is that such home sales are not added to official housing data

2. When actual available housing supply and sales is kept out of the data, construction developers can force local governments to bid higher and approve their massive construction projects, which is of course a profit for them. Large developers also want to push the "housing shortage" narrative for their own profit.

Also she said in the interview that a massive wave of home foreclosures are coming soon. It's not a matter of if but when. Actually it's happening now in USA, but it's not being reported.

The final point is that the current foreclosure wave is not being reported because:

1. The stock market is doing great so people don't really care. In 2008, an economic crash was linked to foreclosures so it was reported.

2. Huge financial firms want to slurp up cheap homes quietly and make them rentals.

depends on the region but it's generally way more than listed. She told people to drive around town and see how many "for sale" signs are around, and compare with the online home sale websites and newspaper ads.

I did my own experiment and there were roughly 2x more homes for sale than listed. Anyway to be fair I live in one of the wealthiest towns with a national 300 school district, so homes are genuinely in short supply here. Indian parents will pay millions of dollars to live in a shack to send their kids to a great school.
