most of the films that are popular(cult, I presume you meant) are popular because of rewatchablility. They can be watched over and over again providing fun and something new to discover each time.

Sorry, now that I re-read you post I noticed word 'niche', so let me begin again.
My point stands still, there IS a reason why movies are popular. When it comes to niche films:

Short-lengh film based on the most prominent Polish copypaste about father who's obssessed with fishing.

It used to be a big movie, but let's say that now it's somewhat forgotten as it was made over 40 years ago, so along with each passing generation it loses it's reliability
