Hello everyone. I hope this is the best board to write this, so bare with me :)I have been saving up a lot of money, and I'd like to buy a block of land that is currently for sale near me. It's a great price, decent space, it's in a perfect location near my work, friends and family, etc.The only problem is that it is zoned "farming zone", and as such, one cannot easily build a dwelling on it.So, I'd like to ask any Australians here if they have had experience with such a thing. Is there a "loophole" around building something? Or are there any other solutions?Thank you :)

I was going to give you a serious answer but I've looked the property up and it's zoned "Suburban Neighbourhood Zone" and what do you know that means among other things "Predominantly low density residential development with complementary non-residential uses compatible with a low density residential character." The suburb looks like pic rel for fucks sake.The "loophole" is don't be a fucking defeatist retard.

I helped Mum buy a house in a farming zone with nearly 20 acres of scrub just so she could finally own her own house and quickly realized there's a reason why people aren't buying up blocks of land for cheap to sell later on, so many dumb laws if you want to actually do anything on the land, you can't even divide up land if its under 20 acres becaus eof muh zoning, I'm just glad there was a house already built on it. You need a LOT of money to do anything with Land OP.

The best thing to do here is to build and never legally declare it a dwelling. Lucky for you it is zoned rural and that means you can most likely build a shed on it without council approval. So you build a shed or whatever and live in it. You can have a shipping container or whatever too.Are you not Australian? You should know it is standard practice to do this. Just live there illegally but dont make it obvious and nobody cares. You need a different residential address legally. Do you actually know what it costs to get a dwelling permit? It is a nightmare. The fact you got farming land means instead of paying 200-400k minumum you can knock up a nice steel shed that is essentially a warehouse for 50k. You won the lottery if you already own the land.
You guys in the thread have no idea. If you buy farming land you can build without council approval in most cases. You then start a pty ltd and put the place of business your block, you then get a tiny amount of livestock, just get. 2 bee hives, you are now a primary producer. Now look at all of the grants and everything else. Look at the r&d cashback. And work out a hypothesis that counts as r&d and do whatever the fuck you want on your land, cows, sheep, goats, whatever. If you are an Australian citizen and you have land zoned for farming you have won. Genuinely suffering from success learn business immediately.
