I was close to buying a home from boomers and found out the foundation was not only cracked, it was unstable and required 90k in repairs. Instead of lowering the price 90k they requested that I go ahead with the sale and they fix it AFTER I close the deal and sign my name. They must think millennials are fucking retarded.

Boomers are this huge bulge in the generational population data (see picrel)

When they were getting jobs they made sure that we weren't bringing in cheap third world hordes to lower their wages
>Once they were on the job ladder they imported tens of millions of low wage underlings to be the bosses of

When they were buying houses they made sure that there was incredibly affordable housing
>Once they had housing locked in, once they bought a 5 bedroom 5 bathroom 5000 square foot house, they made sure that no other housing could be built - Because this made the housing they already owned go up in value

When they were piling their money into the stock market they made sure to not allow corporate America to gut the whole country and outsource trillions of dollars worth of manufacturing. They wouldn't let jobs go overseas and they wouldn't let the quality of products go down. They accumulated mountains of stocks while the getting was cheap
>Once they had fat 401Ks and IRAs they made sure to let outsourcing and enshittification rob the rest of us blind while they rode the hugest run up in equities of all time

One time in 2008 equities went down (giving younger people a chance to buy in) and housing went down (giving younger people a chance to get on the housing ladder) and the boomers rioted. The 2008 election was the biggest landslide I have seen in my life. The money printers turned on to placate the boomers
>The boomers made it clear - if you ever make things affordable for younger generations ever again - the party in power gets annihilated in the next election

The boomers took care of themselves and, as soon as possible, they pulled up the ladder behind them. Every time, in every respect, in every single way they could

You cannot hate boomers enough

And BTW, for your general elucidation, TIPS can out preform a high yield savings account - if you're the kind of guy who thinks "inflation is going to spirit away all my wealth" they're a great long term option. You'll never have less purchasing power than you started with. You'll be a 5 millionaire today in purchasing power generationally with no risk involved. But yeah, they're Warren Buffet's more conservative grandpa, and it'd be retarded not to take advantage of this market. Literally can't go tits up.

not my problem, i will buy when 2-3 year's salary buys a house like they did. they can keep it and die in it, or they can liquidate while they have the chance, and use the money for elder care. i will also vote accordingly that seniors have the most inconveniences possible.
>most of our cities have a shit ton of empty houses, you think a single one of these is cheap?

>bro just get a down payment on a half million dollar house
Boomerniggers are lead paint chip snackers with oblivious takes on everything.
Riddle me this, boomer-kun. Why is a house an appreciating asset when the lumber rots the second it is cut down? A car loses value the second it leaves the lot, and the only ones that have any value at all are super rare vehicles.
>b-but the land is valuable
Lots of land sit around forever and aren't worth anything until a house is put on it, so the property value is clearly tied to the house, an asset that technically depreciates over time.
>b-but I made improvements!
Ooh you repainted the place when the paint started peeling, like you were fucking supposed to as part of maintenance.
>>
>>536073633
in all seriousness though, a 50 year mortgage is better than renting, on its face.
at least with a 50 year mortgage, if you make your payments, eventually the mortgage ends, and you end up owning the place.
that is something that can never happen when you rent.
rent monotonically increases and you never get to stop paying it.
it's a good short-term strategey, but it's unsustainable if you ever want to stop working.

Still something should be done with all of this and it's a problem of whole western world were land cost shit ton of money and then building it self cost lot of money we can't expect to have more people to have kids and families if you can't afford your own house.

Politicians will say oh but we will tell our financial group overlord they will build something for you and sell it you for 10 times more and you will pay for your whole life. That's exactly what i don't want these retards shouldn't be allowed to buy buildings like this and land too... they should be limited on how much they can buy.
>>
>>536072691
They why did you import tons of them and ask them to mow your lawn? Why did you vote for politicians that let them run free? You wouldn't need HOAs and overpriced housing to keep niggers away if you just put them in jail for doing crimes as needed. Your generation was a pussy that gave them gibs instead of locking them up when they steal and kill. Faggot pacifier generation.
>>
>>536073771
...i don't care if it appreciates or depreciates.
i care that i don't have to pay rent, and i get to laugh at you for HAVING to continue to pay rent.
you HAVE to let strangers in your home for random inspections at their leisure and for occasional maintenance.
you don't have a choice.
you don't get to tell them to fuck off.
you just get to keep getting harvested for rent checks for the rest of your life.
and you know what the crazy part is?
even as bad as it would be to get a mortgage right now, it's on par with the price of a mortgage, lol.
like you end up paying like $100ish more per month and get to have your own walls and land.
and after a few years, it's actually less, because rent always goes up.
which, by the way is the answer to your question: the reason that the price of homes go up over time is because rent goes up over time, and if you ever want to stop paying rent, you'll have to buy a house.
the price of rent is what drives the price of housing, and they're always pretty close.

Yeah I'd rather have a 50 year mortgage than rent. The biggest issue I see with purchasing is interest rates. A few years back my refi was @ 2.8%, and it was even lower a few years prior. At current rates you're paying almost double monthly, $1400/mo. vs $2200/mo.
>>
>>536073944
>and after a few years, it's actually less, because rent always goes up.

So do property taxes and maintenance/material costs.

Renting and mortgaging are the same thing. It's never "yours", if you stop paying your property taxes, they take it from you. So you built some equity. That's just a ticket they give you that allows you to swap out your shitbox like a hermit crab swapping shells. Still stuck in the game.

At least as a rentoid, I live headache free with the same costs of living as a mortgagecuck

equity is more like the bare minumum it would cost for you to put up before i would even consider selling.
>i live headache free
you pay $1500/month for something that you'll never get to stop paying for, or you'll be forced out, lol.
>it costs the same as a mortgage
no, it costs more, because you never get to stop paying something that monotonically increases.
this is easily proved with a simple integral.
mortgages have an end point, rent goes on forever.

Former liveaboard boatfag here. I bought a cheap ($20k) sailboat that I planned on fixing up and cruising the world in. Lived on it for 5 years in Seattle (as an aside, most places that you can live on a sailboat are liberal shitholes. There are a few exceptions). Living in the thing that you are trying to fix while it is actively deteriorating all around you is a sisyphean task. Living on a boat becomes the only thing you do because it becomes the only thing you have time and money for. You'll start to smell like a boat. Your neighbors will all be retirees. Going sailing means hauling a bunch of stuff onto shore because all of the normal stuff you live with falls over and breaks when the boat heals over.

Some people do it, but I found that living on a boat was just a colossal waste of time and money.

Yeah, but the issue with boats is how they are manufactured, metal corrodes and fiberglass that's not properly treated will degrade to ocean water. When a boat "Dries out" that is without being in a water, specialized cranes are used, but that's where I say just get a twin keel boat, so the boat dries itself out and you can run fresh water to rinse off the metal of the salt and change anodes.

Then you can dry dock the boat officially once you establish the boat hull does need maintenance and you can just do a sanding and fiberglass resin paint job on the hull. This cost like 1,000 -2,000
>Marina Slip & Lift Rental: Renting a slip with a lift at a marina typically costs between $5,500 per year to $1,200 per month (seasonal), depending on the location and boat size.
So relatively not expensive considering all you really need is a rolling gantry with winches. and It shouldn't cost more than a few hundred to get your boat up and dry.

I would think the most crucial parts of a ship is it's water capacity, and energy requirement for producing more water (desalination/solar).

Motoryachts are different from sailing yachts in terms of layout and configuration. Engines are more pricey, while a sailing yacht usually features a diesel engine that can run on heated vegetable oil.

In Bongland, the government hates landlords. Many recent changes in the law make it very unattractive to rent out your property. So now I just buy houses and keep them. I have 5 and soon a 6th. I fix them up, modernise them (I only buy places built before WW2, after that time all we built was shit), and I keep them. Meanwhile rent as a partion of average salary has gone up by something like 50%. I'll keep them for a few more years I think.

Marine grade parts, paint and raw materials are usually 2 - 10 × more expensive than home grade. Frequency of maintenance and repairs is more like a constant process rather than a single event. Hauling your boat out for certain tasks every 3 years is a good idea, every 5 years is mandatory. Skilled labor for certain things is going to run $100/hr. Environmental regulations makes DIY work while hauled out very difficult. The number of systems that are in a safe cruising boat can vary, but all are expensive and all require some specialized knowledge to maintain and repair, and they will all wear out eventually. Off the top of my head there's navigation, heating, plumbing, toilet, kitchen, batteries, engine, comms, AIS, water storage, water collection, fuel storage; and that's just the basic stuff. A lot of cruising boats also have refrigeration, solar, sonar, radar, desalination and other possible systems.

Another thing to think about is the fact that the cost of owning and maintaining a boat will increase exponentially with more length instead of linearly. A 38' boat can carry a crew of 2 or 3 in relative comfort but will cost much more to own than a 28' boat. That's about all I can think of right now.

KEK!!! No, they're not going down. They're not going to crash. You have to really be goycattle to think this.

Trump personally said that he is making sure home prices stay high and will make sure they won't crash. He said it out loud due to how he is, but all his predecessors, as well as European politicians, are in on this.

Their motive is that this makes boomers rich off young people.

They won't crash because the government has all the cards. Wake up. They're extorting money off us. This is not like when something that's bought and sold, say crypto for example, or eggs, rises and drops in price. They are cheating and extorting money off young people for boomers.

People could get rich off building homes with these prices, and then everyone would do it, and the extra supply would make prices lower. Ask yourself why that's not happening.

The logical response to this would be young people joining forces and saying "behave or you'll have nothing when you're older".

It's so sad that most people are cattle. Sure in the end, they can just get a mortgage, maybe with help from their parents I guess, or by saving up slowly like a worker bee, and in the end, they can get by. But they don't understand they're being abused and things could be much better if they weren't robbed.

That's always the sign to back off and wait for the garbage fire to burn itself out when the market is significantly resisting the core tenement of supply and demand. Overpricing and volume not being moved is contradictory. It reminds me of when NVIDIA announced new cards and all the scalpers were flooding eBay with the old ones for 40% of what they were asking the day before. The problem with serious assets like real estate is that there are millions of greedy boomers and investors with sympathetic elected officials that will pull all the stops to cheat the system and hold out so long that they cause an economic crisis when the bubble finally bursts. They're cannibalizing their sons and holding their nations hostage (when we're dangerously close to being economically supplanted China, who themselves are interfering with our housing markets) because fuck you I got mine.

>you're gambling that the price now is the best price and that investing that money in literally any other way is less lucrative
>Foreign investors buying supply, corporations buying supply turning starter homes into rentals
>Homes notoriously something a man would lose in a divorce
>You have to actually be able to sell your home to reclaim the investment, what if nobody wants it for what you paid for it?
Thank you for coming to my tedtalk t. someone who could afford a home but rents

be patient. it will take some time but eventually these fucking boomers will die off and house prices will go down. the thing with housing is that it was ALL built to accommodate the boomer's population (the same as schools). when they go houses will be plentiful and cheap since the population isn't there to keep prices afloat.

mid 2030s is my estimate for when things become better

Rio Dell? It sure as fuck isn't any other place in Humboldt county if that's the NorCal you are talking about. And Redding is plenty expensive too.

I feel bad for people who can't afford there own house. I bought my house 3 and a half years ago and it has done wonders for my quality of life. My mortgage is $1900 a month for a 1600 sq ft 3 bed 3 bath house with a yard and a garage. I have friends paying more then that back in commiefornia for 1 bed shit boxes that they do drugs in. Fuck California

This is a great point - I think its just how great the stock market is, you get home equity instead and shrug, your 40K equity goes into Semiconductor stocks it becomes 160K and you just laugh. Nobody really cares about selling enough to sell.

During Mao Zedong’s Cultural Revolution (1966–1976), the treatment of the elderly was severely harsh. Mao encouraged radicalized youth—the Red Guards—to dismantle traditional Confucian values, which venerated age, in favor of destroying the "Four Olds" (old customs, culture, habits, and ideas)

In the preceding Great Leap Forward (1958–1962), rigid quotas and disastrous collective farming caused widespread famine. Government inspectors actively withheld food rations from the sick, weak, and elderly to conserve resources

Have you ever talked to these boomers about this? When "going to the casino" comes up, they get a certain expression and start speaking in a certain voice, soet of like a kid being playfully mischievous. In their minds, "teehee I took an extra cookie, mom" warrants the same attitude as "I've thrown away decades of labor for the same dopamine rush my grandkids got with Xbox"
I don't hate boomers and I think most "generation" memes are d&c psyops, but this phenomenon deserves criticism
