Its a bait thread but I am willing to discuss anyway. The real reasons land like this is a trap1. Landlocked. High chance this land has zero access, there are private owners on all 4 sides and they have zero need to grant you permission to build access. These type of land plots are reserved for hunting only, for tree harvesting (harvesters will pay for access for the one month they are there every 30 years), etc. 2. Restrictions on the land. A popular trend for boomers is to leave their land to a trust that designates them as wildlife sanctuaries. Also some areas in general the government does this. So you may "own" 80 acres, but you will quickly learn you have .4 acres set aside you are allowed to build on (the location already chosen) and the rest you legally cannot touch. And its not on a timer either, theoretically it is eternal. 3. Easements. Often land that seems too good to be true, has massive utility easements on them. Your 80 acres sounds great until you realise that 50 acres of it the pipeline under the land gets to use for anything they want at any time. And it runs right down the middle. 4. This gets into the nitty gritty of land but sadly many don't realize buying land =/= buying all the rights to the land. In their quest to screw over future generations, boomers sold the right to everything on their land. Mineral rights (aka rights to everything underground like oil) not only mean that there is someone out there with a claim to your land, what may infuriate you to learn is that in US law mineral rights SUPERSEED land rights. You heard that right. If you have that 80 acre plot and a metal mining company decides they think there is a copper vein underneath, they have legal priority over you to use that land. This is one example. Timber rights are another. You may very well be buying this land without timber rights and in 4 years a logging company shows up and strips it bare. Water rights are also becoming a thing.
