No renter ever bought a house in my neighborhood, turned it into as many apartments as the zoning laws allow him to, and filled it with jeets or Section 8 druggies.

It's almost like telling your whole population to get jacked to the tits in debt and become house poor and then inflating the price of housing by over regulating construction, deregulating lending and only ever subsiding demand can only work for so long. In my country you can take money out of your tax exempt FHSA for a down payment so you can take out 20x leverage on a home. In the states they are talking about extending mortgages to 50 years and there is nothing preventing them from making them interest only and perpetual. This situation will not change because a majority of the population benefit from it on paper and the inflated prices inflate GDP. I think it's like 20-30% of our GDP here now. I hope when enough boomers die and those houses go into the market the demand will simply fail to keep up and people will realize the mirage.
