Im in dying boomer central(FL) these retards cant sell their shit here in most places even though col went up 100% as did housing. Simply because they compete with a retarded amount of new development. Boomers trying to cash out around $650000 where I am now ask in high 400s. Cant wait to leave this shithole soon and move out midwest. Old rich Jew I know said the same, said it was a really good idea. My dad paid 20k brl in the 80s
Now its worth almost 1mil brl lol
It took then only 5 years of work to afford it.
The same house now at a minimum wage of 2k would take 30 years to buy.
Boomers had EVERYTHING, virgin girls (most boomers married virgins), no birth pills, cheap houses and lots, healthy food, zero crime high trust towns.
I fucking hate boomers lol.

"people" are retarded cattle
someone has to give them the idea to rebel, using the media, or else they can't even have that idea

most "whites" are niggerized.
They don't care that niggers are being imported to drive up the cost of living because they know they themselves are niggers and complaining about niggers would backfire and eventually bring scrutiny on them for being exactly like niggers.

you can kill the jews, you can kill the niggers, but after a few decades the "white" imposters would find people to play the part of jews and become the niggers themselves.
Everything would just go back to the way it was.

Cleanse the genepool.
Collapse society.

Investment funds including pension ones have stakes in real estate being expensive.
I don't know if you remember Trump talking about 50 year mortgage, it wasn't there because you literally would take a mortgage and spend 50 years paying it off, it was there because it "fixed" the housing affordability without torpedoing the prices, so the ideal strategy for poorfags would be to take that 50 years mortgage and sell the house with profit 10 or 20 years down the road then buy something on less jewish terms.

We have the same issue here in Poland btw. Personally I think it's a boat that should be shaken even though I'm recent homeowner with mortgage(any drop in price is like spitting me in the face), but knowing life nothing will change.
>>
>>537100603

>>537098972
Just do what they did.
Buy an affordable home in a working class neighborhood on the edge of what people consider a commutable distance.

You dont get to just buy into a gentrified neighborhood with what is now considered a short commute for cheap. Nobody gets that. No one ever has.

Grow up faggots.
>>

I'm no real estate jew so I asked chatgpt to calculate what you'd pay for a 50 year mortgage on a $600k house (6% interest) and the principal paid etc.

After 10 years
>$369,480 paid
>$34,000 principal paid
>$335,480 interest paid
>$566,000 balance remaining

After 20 years
>$738,960 paid
>$82,000 principal paid
>$656,960 interest paid
>$518,000 balance remaining

So after 20 years you've paid $738,960 on your $600,000 house and only have $518,000 to go.
$3079 per month by the way.
>>
>>537100787
What's considered a commutable distance goes up with housing prices and general availability.
You can't live without work or a house, so you'll compromise and deal with longer trips.

t. 2 minute commute to work, wife's is 5 mins
>>
Government loves this because property tax is now what housing should cost.
>>
>>537101200
What happened during our grandparents/parents life times?
Car ownership became common and motorways were built. That made homes cheap and commutes relatively short. Now all the good places to live within a reasonable driving time are already built on and owned. So of course prices in good locations are sky rocketing. Before you could just built another house in another cheap and good location. Thats gone now. Short of another new technology that opens up new good land, cheap homes arnt coming back.

Accept reality.
>no no no ill complain on the internet until homes are cheap!

We built our house in 1990 when I was a small kid. It cost about a million DEM which translates to roughly half a million €
In 2026, my boomer Mom keeps telling me "that house is worth 1.5m€ at least!" and she wouldn't be entirely wrong, adjusted for inflation and the housing market.
But I keep telling her a house is worth only what two eager buyers competing for the purchase are willing to pay for it, and that we'll be lucky to get 0.7m€ for it. That breaks her boomer heart each time.
Being financially "successful" is really important to boomers, just like having a top-notch bicycle with many many gears or having eaten fucking Peking Duck. Weirdest generation ever, and I say that as an X-er

The people your age who aren't complete fuckups and failures at life are buying houses for $1.2 million so that 30 years from now, THEY will be the rich old fart making bank when they sell their house for like $15 million while the Gen Beta are flipping out over it and wondering why no one is chimping out.
Adjusted for age, millennials and zoomers have been becoming homeowners at nearly identical rates as older generations did at the same age.

>>
>>537099188
Federal minimum wage is an irrelevant number because almost no one actually earns minimum wage anymore. Less than 2% of the US workforce earns minimum wage, and it's mostly retirees and actual retards doing pointless make-work jobs.
The real, market determined minimum wage almost everywhere in the US is so much higher than $7.25 that federal minimum wage doesn't really even matter anymore.
>>
>>537103528
True,,,what is it about these kids who's only skill is crying like a bitch 24/7 thinking they deserve everything with no effort,,,,earn it like the boomers did
>>
>>537100853
It does because of the 40x rule (your salary should be 40 times as large as the rent).
Combined with the 1% rule (rent should be 1% of the value of the real estate).
Basically, unless landlords violate the 1% rule by by taking a huge haircut, they can't hike rents unless wages move up.
The asset bubble hit the rent conversion first, and now it has squeezed well above the 40x rule, which is why there is a cost of living crisis.
>>
>>537100787
>Buy an affordable home in a working class neighborhood
The main problem is a housing mismatch where said affordable homes literally do not exist in most neighborhoods, they don't build small homes anymore because they can build a big one worth twice as much instead. If you actually were interested in the topic instead of emotionally reacting you'd know this.
>On the edge of what people consider a commutable distance
>Working class neighborhood
The browning of america is constantly going on and former "working-class neighborhoods" are now the hood. You'd also know this if you had to live in any of these areas, the houses are cheap because they're around niggers, not because the people are "working class."

Those cheap houses aren't there anymore and the hood has sprawled out to suck up any near-affordable housing.
>>
>>537101404
walk or bike, if you drive that your car hates you
>>
>>537103927
They don't build affordable homes because they know when the Boomers die there is already going to be a huge supply glut and they don't want to build into that glut.
>>
>>537103871
>rent should be 1% value of the real estate

>>
>>537103528
>The housing market will just keep going up forever
Yeah they keep saying this and they also say this about the stock market, I don't believe any of them, but I do stocks and PM's because they're less risk than locking into a 30 year loan and having to lose everything if the economy tanks.

I know, I know, I'm supposed to believe the asset will go up forever, I don't.
People who say it can go up forever are entirely unaware WHY real estate worldwide has been going up.
>>537104026
No. There's already a shortage of affordable homes, boomers are trying to sell off the mcmansions and move into small homes to retire into. They've mismatched the market, there is a supply glut already but you don't see it because if the house doesn't sell for their inflated price they pull the listing. They built these larger homes purely because it was easier and faster to build 10 of them than 20 affordable homes, and it had a higher profit margin.

A great amount of boomers sitting on these half million dollar houses have no chance of their retirement lasting and are looking to downsize, but there are no cheap homes to buy that aren't surrounded by niggers.
>>
>>537104091
I'm not joking, Boomers unironically held the line there for awhile.
Obviously they realized that was unsustainable so they moved the new floor to the monthly mortgage payment.
Technically they can go below mortgage since they are earning equity (while the renter does not) but it's risky when they are on the hook for repairs, so the mortgage acts as the current floor.
Now you can see why property values are tied to wages more clearly, when there is a wage, rent, mortgage equivalence.
>>
>>537098972
getting mad at immigrants and old people would be the entire fucking country

Lmao,,,look at all these clowns who never owned a house but are experts on real estate past and present and future,,,all you do is repeat dumb shit you read in incel threads
>>
>>537104146
They pull the listing because of lock-in effect.
Every Boomer locked in record low interest rates during COVID.
Nobody wants to sell and give up their cheap interest rate for a super high one.
Their mortgage rates are literally below what the Government is paying, so they make free money by arbing the spread.
The SF/NYC "golden handcuffs" model is now nationwide.
>>
>>537101130
1. You don't have to pay minimum only.
2. The value of the house itself would, theoretically, grow over time and it has historically grew faster than the interest rate.

The entire scheme is jewish as fuck but it's basically a mean to make buying house easier without being risky for the banks. Some people would use it to get on the property ladder(and out of shitty mortgages), some would turn themselves into serfs for 50 years but the reasoning there is obvious. Imo letting the bubble burst would be better but it would also lead to an economic crash which is why you'll eventually have 150 year mortgages and all sorts of other convoluted schemes but houses will rise in price, nobody's brave enough to let the thing crash.

Except there's no real reason to think the prices of houses won't just keep increasing tor the foreseeable. The price might increase faster or slower at different times, and there might be temporary blips where it stays flat or declines for a short period, but in the long term the most likely outcome is that house prices will just continue to increase indefinitely.
The reason house prices will probably just keep increasing indefinitely is primarily inflation. They keep creating new dollars which makes existing dollars worth less so it takes more and more of them to buy the same house as time goes by.
And this whole system with printing more and more imaginary money and inflation and debt increasing to crazy levels seems unsustainable and insane and like it must be on the verge of immediate collapse. But people have thought the exact same things about the debt and inflation being unsustainable and insane and on the verge of immediate collapse for 50+ years, but it just continues to hum along.
I mean, there were people back in the '80s who didn't buy houses because they thought the exact same thoughts about how there was no way house prices would just keep going up for the next 40 years. And they are all kicking themselves for not buying a house back then when they had the chance.

>People back in the 80's
No, this is largely a modern phenomena. The stock market had shit itself, and so has the housing market, many times since then and houses literally did go sideways for a decade during those economic crises we had.
You guys say this stuff without ever looking into it, it's only recently where the house is the super nigger amazing real estate investment. Historically real estate yields in the single digits and performs good only accounting for rents and renovations. or for some really good location.

Basically it's not like that at all and new-money people just do not understand real estate. Historically terrible yields and people in the 80's are not kicking themselves, might have been true for 2000 and onward (when nobody had any money anyway)

Tell people to stop bringing up minimum wage as some kind of baseline if no one is actually earning minimum wage.
And guess what? If even the shit tier low end jobs are getting $10-15/hour, that real world minimum wage is almost exactly equal to the peak inflation adjusted federal minimum wage in 1968 ($1.60).
This whole argument about minimum wage is retarded because the people working shit tier low end jobs today get paid almost exactly the same amount of money as people working shit tier low end jobs 50-60 years ago.

Mininum wage should be at least $40/hour. If society can support the existence of a Trillionaire it can support paying people enough to buy a home.

The math works out roughly as bad if you do mean income vs mean housing costs, even if you control for specific states/areas. On a national level, in 1955, the average american made ~3400 dollars per year and an average house cost ~14k, or about 4x as much. Today, the average American makes ~65k, and the average house costs ~514k, which is about 8x as much. Not pretty.
This also holds true of the cost of most other consumer goods to various degrees, including everything from cars to clothes, with the notable exceptions of some foods and plastic goods. You can google that up yourselves, I'm too lazy.

>You guys say this stuff without ever looking into it
I don't have to look into it, I lived through it you stupid Zoomer. There were definitely people in the '80s flipping out about US national debt, the concerns eased some in the late '90s due to the post Cold War peace dividend, economic growth due to technological development, and politicians actually at least attempting to budget government spending somewhat reasonably. The debt actually decreased for a short period before exploding after 9/11 and the dotcom bubble burst.
>The stock market had shit itself, and so has the housing market, many times since then and
No. The housing market has steadily increased for the entire post WWII era, with only a few short blips where it stalled. The only significant downturn was after 2008, and even wasn't anywhere near as bad as you are suggesting.
>houses literally did go sideways for a decade during those economic crises we had.
WTF are you talking about? After the 2008 crash, house prices declined for a couple of years then fully recovered to their pre-2008 peaks by 2012/2013, which was only 4-5 years, not a decade. And 2008 was by far the worst, nothing else even remotely close to that happened. And shortly after fully recovering from 2008, house prices then basically doubled from 2015-2025.
>where the house is the super nigger amazing real estate investment
No one is suggesting that you are going to get rich investing in a house. Why do you zoomers only see investments in terms of niggerish crypto NFT get rich bullshit?
Buying a house is a good investment because it's one of the best things you can do to hedge against inflation. Being able to buy an asset whose price is almost guaranteed to significantly appreciate over the next 30 years, and being able to pay for it with a loan with a fixed, historically low interest rate is one of the best moves you can make financially. Especially since you need to live somewhere anyway.

Absolutely not. The reason you are a poorfag is because you are retarded, not because minimum wage is too low.
Any able bodied, mentally competent over the age of 22 or so and under the age of 65 or so who is just earning minimum wage has completely fucked up and failed at a life.
Minimum wage is not, and never was intended to be enough money for someone to buy a home or support a family or be the primary breadwinner.
Minimum wage is absolute bare minimum where the government steps in and says it's morally unconscionable to even allow someone to work for such low wages.
It is NOT and never has been like the standard baseline worker pay or whatever the fuck you morons think it is supposed to be.
Minimum wage was created to stop the proliferation of sweatshops that were taking advantage of women and children trying to earn a supplemental income for their family. The husband/father of the family who was the primary breadwinner and actually paying for the house and most expenses, was earning significantly more than minimum wage at his factory job.
