Red Lobster's fate is what's going to happen to MGM and Caesars hotel casinos in Las Vegas. They did the same thing, sold off the land for the cash needed to swing these absurd LBOs and now simply operate the hotel casinos now. The terms of these lease-backs are draconian. They basically have to give back everything they were paid for the land within 3-5 years, and the payments continue forever. They're up to their eyeballs in debt with no net assets now. It's why they can't lower prices, even in a cyclical manner. Their monthly cash needs are staggering simply to stay current on their debt.
