Depends. If you own multiple units then yes, it's likely you'll increase the other tenants rent to make up the shortfall but that's also dependant on the contract in place.

Mr Shekelberg's profit taking isn't a fixed expense, he can make less money in profit and still fix everything for several decades.

So here is why its bad anon.

Lets say you are a land lord, and rent freezes are put into place for everyone. Now everyone can only ever earn x amount of money from their units and buildings.

You might think ok thats good, because that means land lords cant gouge and rip people off right, and in a world were inflation does not exist you are correct. But we dont live in that world

So what happens? Over time, the cost to upkeep the building goes up, and evetually reaches a point where the land lord will do only the most bare minimum in order to mantain the building, nothing more nothing less, and eveutally even then, it will fall into disrepair.

What also happens, is that because there is a cap on rent, this dose not incentivise new consturction or investment in a new building as there is going to be a hard cap on how much you can earn, so most of the time people wont bother building or investing in new buildings or locations.

Then you get another problem, because rent is frozen, this also dose not incentivize people to buy old building as fix them up because it will cost WAY to much money to do, especially if they can only earn x amount of money from it.

Rent freeze also creates a situation were you will have forever tenants, and they will NEVER leave because they wont be able to find a better deal, which means there is no mobility in the market, meaning it stagnates HARD.

Rent freeze is a short term fix by selling future investors and tenants up the river. Rent freeze specifically benefits the elderly the most who have fixed income, IE once again, we are fucking over gen x y and Z for boomers.
