Because new construction is built on the smallest lots possible. Standard for older houses is a 1/3rd up to one acre which is unheard of for new construction unless you're in the top 1% building a literal mansion. All the value is in the dirt not the structure.

I live in Italy. If there is a hint of asbestos (like in the chimney from the 70s) I'm fucked. Worksite has to be shut down, a sample has to be collected and sent to a specific site at the Local Health Authority for further analysis. That will determine how properly screwed you are and how long and how much you will pay to remove the artifact.
If i make an under floor cavity i must test for radon emission levels. Above certain levels I must put a radon impermeable membrane.... Under the existing building.
If i tear apart any previously installed system, than i have to rebuild that according the the current safety regulations. Current safety regulations include every possible risk imaginable by a human brain. Like i cannot install a shower head closer to 60cm from a washing machine or HOW MANY DOORS should separate the bathroom from the rest of the house.
If you don't have the money to make your old house into a more energy efficient house, the municipality will increase your planning and developing fees to FUCK-YOU-UP level.

And so on. NOBODY in his mind should restore and renew an old house.


BUT OF COURSE every single politician who votes and has voted for any new regulation - complains about new buildings and the consumption of land for urban development.

Very similar here, I was looking into renewing my parents' home. 50 years old, it basically needs all the energy efficiency stuff. There is also asbestos here and there.
All in all, an on the fly quote was 800k CHF, mind you, it was built for 530k.
Let's see what comes out when I get the actual quote.

Dump it on the market asap. if you go for a 20% discount you should be able to find a greater fool that takes you that liability off your hand before the sheep realize the real estate ponzi is over.
