My mortgage is $2100/mo. My value has increased almost 100k, or ~70% in 5 years. My property taxes have doubled and I did too. I renegotiated insurance a bit lower, but that market is ultimately one I (and therefore my renter) have to just pick from. So, after $2100 for the mortgage, being principal, interest, taxes and insurance, I have MORE costs with a renter. I'm obligated to maintain the house in a certain condition for you that I'm not for myself, so I need cash on hand to repair things or maintain that satisfactory condition. I also will have a property manager and payment portal to make communication and payment easier for you, to facilitate that quick response. I'll likely pay for groundskeeping, so that you don't need to purchase equipment. These things the renter WILL demand must be paid for somehow, and wouldn't need to be if the homeowner was the primary occupant. I'm a special case, like I said, in that I'm property tax exempt. Even then, I can offer rent around the middle market range (for the more expensive property on the block) at best b
