Crimea is Russia's only warmwater port. Losing Crimea has massive economic and military implications for them. Those territories help secure Crimea and are conveniently russian-speaking. Theh also have tons of industry and resources. Also in general that land is the most valuable in all of Russia since most of their land is icebound nothing.
