Did you look at those photos?

That house has had significant ammounts of water in its ceilings and walls from roof leaks. Even if there has been a new root and leaks ended, significant remediation will be needed. The wiring is also clearly ancient and likely needs to be all ripped out and replaced. Looks like the wiring has had bandaid after bandaid, and is probably a fire hazard. Plumbing is also probably decades of different problems and "temporary" repairs.

You're paying 95K for the house, then taxes, then probably paying anywhere from 100k-300k more for repairs and bringing it up to code.

It is probably also expensive to heat in the winter, even if you just keep the house above freezing.

This is a good question. I didn't want the jab, so left Australia with my wife, moved to Japan where they can't force jabs on people, bought a house up in the mountains, spent 4 years fixing it up. Total cost was about 50k aud for a 4 bedroom, 2 garages, a big lawn, fucking nice bathroom and kitchen now. 250 people live up here. No foreigners except me. 40 minutes to a station so my commutes are long to work. With the money saved from having to rent for over 8 years we can now buy a really decent brand new 3 story 4 bedroom house for about 35 to 40 million ¥ at 0.9% and only be paying ¥70,000 a month (minimum requirement for 35 years so obviously I'd be slamming more than that to eat the mortgage up faster).
In Australia, I'd be living next to shitskins, pay gone every week, bored fekless, not be able to have the two kids I have now, no motorcycling heaven.

Young people underestimate sweat equity, if you have no knowledge about housing, hire an inspector and keep looking for gold that looks like trash, you can get a good deal. 5% down plus insurance is a thing if its under 1 million iirc. Prioritize area, look for homes that are well kept but in original condition. 90% of the issues that cost a ton of money aren't visible on the outside, leaks, shitty wiring, plumbing etc. There are a ton of "makeup on a pig" houses out there. I went for a very neglected home that was dry and had good foundations, but lots of land in a good area. Hire an inspector.

For construction stuff, my actual field of work is nothing at all related to carpentry, painting etc, so it took me a while to get confident. Start with low risk tools like a jig saw and a drill, drop down mitre saw is extremely helpful. Watch many youtube videos, look for accidents and how to avoid them. If you are fixing interior stuff, an air compressor or electric brad nailer etc. You can do a boat load of renovating with very few tools.

Look for stuff at habitat for humanity, doors, cabinets, counter tops etc. Kijiji or marketplace are good too. Acquire tools via online auctions even if they are far its worth the drive sometimes.

I think flooding is the main issue the property itself is not in a flood zone, but will essentially be an isolated valley if a flood does occur. The lack of a basement also points to this.

Also Galeton a small town in the middle of a state forest. Nearest “cities” are Elmira NY and Williamsport PA, both 1:15 hr drive away.

That is how my current house in SWVA is. Right off the Clinch river on a bit of high ground. The year I moved here the town got hit with a 200 year flood event. My house was one of the few that was *just* out of the flood waters.

I love it here, but we are projected to be getting more precipitation over the year in the future, more concentrated in the shoulder seasons. Going to go from temperate rain forest to actual rain forest.

most of these properties/land is just leverage to get loans out of banks and a number of other tricks bro
i personally know entire complexes that are listed as sold and are sitting empty of residences because they are bought for "investment" purposes basically assets of stolen/drug money and other shit like that
