Not all companies or business models are the same. Also, there are multiple cycles that can cause changes to those plans and models. If the company has customer facing real estate, they can use that as an investment vehicle if they choose the right place at the right time. That's basically what McDonald's and Mattress Firm do. Cell phone retailers don't really need the foot traffic to sell their merch, everyone just buys their stuff online now, so no need for the stores. IBM isn't customer facing like that, they lease most of their office space. They make most of their money with M&A and quantum, and they're starting to get into the Government stuff too. They're building a new fab for their in-house stuff like they did in the past with Global Foundries.
