Lived in two of these. One was the dirty dirty deep south on the gulf coast, the other was a mega wealth bubble. Imo this is the play for real estate going forward. I think as price on the coasts (and I've also lived there) leave most young folks in the dust, the only answer will be the these areas and the midwest. Sun belt is dead as well. It's really not bad. Black folks are different down here, more respectable and older ones take shit in life seriously. Honestly quite refreshing. If you're in the right locale, pay can be great too. I saved a third of a million dollars living in the SE and I'm way ahead of the coastal peers that weren't tech or IB. I don't see any migration to this area really slowing down.

Ive lived in the South my entire life but in 2 different regions. When I lived 3 miles from the ocean it was awesome, the culture was strong, people were laid back and friendly, the weather was never too hot or too cold, and the food was awesome. The piedmont, near Raleigh, is a hot and humid shithole full of niggers, jeets, spics, and leftist transplants. Besides the weather it doesn't feel like the South here like it did back home near Calabash.
