Businesses don't actually have to pay rent, did you guys know that? I live in a city where we constantly get news stories about businesses being YEARS late on the rent.
YEARS.
If we're 24 hours late, we owe them more or we get kicked out...

Isn't that hilarious?

Also, how come supply and demand has zero effect on rent? No matter how shitty the building they are renting is -- they seem to always raise the price of it. When the demand is practically zero because it's that low quality.

Rent is fucking retarded.
It should be contract-locked upon signing a lease, never raised. It's the constant raising of the rents that create a bad deal for the customers.

Cause most money printed into existence comes from the private extension of credit at interest here

Staet a new money system. To print money you find someone and offer them a loan, they sign, you print 100 but demand 101 back. You now see the problem.. only 100 exists, where does the extra dollar come from. In order for it to be mathematically possible to repay that debt you must find another one to take out a loan. You find one, same terms 100 for 101. So now there is 200 in existence but 202 oweing. Maybe the first guy trades with the second, good for him, he goes repays his debt, the bank (unverifyably mind you) deletes 100 and pockets the 1. So were back to square one. We will find that the money supply muat always grow for old devlbt to be paid back with new. If the houses lose value more more money is burnt and the debt cascade happens, so the supply must always be slowly increasing. Its a thinly veiled feudal system. Successio plebis with me and join the homeless leading the collective bargaining agreement, implode their ponzi, all get homesteads

I have determined that cars are also theft

You have to buy gasoline
A tank of gas is like 60 to $100 now
You have to replace the oil every year
Change the oil filter at the same time
The rest will cause the exhaust system to fall off so you have to buy a new exhaust system
You have to pay for the labor to do it unless you know how to do it yourself
If you know how to do it yourself you still have to buy the mapp gas, impact driver, All the tools and lubricants
Got to get ATF fluid
Have to buy the UV protection for the headlights unless you want them to turn yellow
Have to get new washer fluid
Have to fill it up with a special chemical coolant and have that replaced every so often

Have to buy tabs, do the whole registration and insurance

Just owning a vehicle costs an arm and a leg it's better just to take the bus to be honest and you don't even have liability for that so you don't have to have insurance and it's not your fault if you get into a fender bender

And then there's the property taxes you have to pay to live in your own house that you bought free and clear and paid off over 40 years of your life.

It's probably just a lot easier to buy some helium or nitrogen and breathe that shit in to go to sleep which is a serious consideration of mine

Here are your choices - Someone with the means to do so will do the hard work of shopping for a house or apartment building, first qualifying for and then securing a loan at an affordable rate by having the required 20% of the value of the home to give the bank up front, shop around for the various required insurance policies, spend tens of thousands of dollars on appliances, furniture, and repairs and upgrades, pay a real estate agent to find potential tenants and run background checks on them, pay the quarterly property tax, and pay the annual inspection fees so that you can have a place to rent.

Or, you can come up with all of that time and money and do it all yourself. Buy your own home. Rentals are a service. You pay for the service that a landlord provides. If you don't like having to pay rent, pay a mortgage, insurance fees, property taxes, and maintenance fees yourself by buying your own home.

A $400,000 home is a small starter home. You need to give the bank $80,000 in cash to qualify for that mortgage. You are going to pay somewhere between $3,000 and $7,000 in property tax each year. You pay all of the monthly utilities including water, electric, and gas. You pay all of the maintenance. Leaky roof? $25,000 to repair it. AC breaks down? $7,000 to replace it. Hot water heater leaking? $4,000 to replace it. You pay the quarterly fees for the various insurances including fire, water, and liability. You pay all of the quarterly HOA fees. Who is mowing your lawn and trimming your shrubs? Who is keeping your driveway, sidewalk, and the street 18" out from the curb clean of debris so that you don't get fined?

If you are too craven and lazy to get out of a rental property and into a mortgage property, fine, just thank your landlord next time you see him for providing the service he provides that keeps you from living inna woods.

>>
>>539613492
>Cause most money printed into existence comes from the private extension of credit at interest here
Forsooth, that's what I was getting at.
The "business" by virtue of having assets, will be given all sorts of leeway on the rent, because the landlord will think they can just get a loan or sell an asset to pay them off..

Then just let businesses run rent free for years, which they'll disappear and leave when rent finally comes due. I've seen this happen multiple times.

The institution, the collective, never plays by the same rules as the individual whose life is made more expensive and less rewarding by all these institutions.

Taxes are theft not rent.

Your rent is killing you because your government drove up property prices by importing millions of foreign laborers. They drove up the demand for housing and consumer goods while increasing the supply of labor and stagnating wages. Now because housing is so expensive the corporate sector is buying it up so they can squeeze every penny they can out of the working classes by renting it out.

None of these problems are because renting a home is wrong. They all exist because your government is corrupt and rigs the game for the rich and powerful while betraying its own people.

That is ... exactly how it works in Europe, you agree on an amount and it remains unchanged for 9-12 years depending on the country. It can only occasionally be adjusted for inflation if certain criteria are met, or if the tenant requests an upgrade to the property, the owner pays for it and they agree in advance the upgrade is tied to a rent increase

You can hope to know God and try to know God by reading scripture, but the subject of rights as understood through the Western Christian tradition is that they are granted by God.
It's true. You have the right to seek a roof over your head, but you don't just have 'the right to a roof', that's ridiculous. Who's roof? If you have the right to seek a roof then you can go stay at a shelter or a hostel, but you can't own the roof.
You have a right to seek food but nobody is actually forced to give it to you for free.

Explain to me how the importing of migrants caused this dynamic? yeah, it's usually not some mom and pop operation, and even if it is, they're usually dodgier than normal. but most apartments are now owned by a small number of companies, and they all price fix with each other, and keep units empty to keep rents sky high.
they are exploiting people's need for shelter, and such transactions are actually drains on the economy rather than boons.

>According to Michael Hudson, economic rent extracts more wealth from the economy than it creates, functioning as a parasitic overhead rather than a productive contribution. Hudson argues that rent, interest, and monopoly fees are unearned income derived from the excess of market price over the actual cost of production, meaning they do not reflect new value creation but rather a transfer of wealth from the real economy to the rentier class.

>From a Modern Monetary Theory (MMT) perspective as interpreted by Hudson, the economy should tax this economic rent to fund public needs without distorting production or increasing debt. He contends that current policies have inverted values by allowing the FIRE sector (Finance, Insurance, and Real Estate) to extract massive rents while shifting the tax burden onto labor and industry, thereby shrinking the real economy and fueling inequality.

>Hudson defines rent as income made "in their sleep" through ownership privileges (land, patents, monopoly power) rather than labor or capital investment, making it a cost to the economy rather than a benefit.
>MMT Taxation Strategy: He proposes that governments should primarily tax economic rent because it is unearned; doing so would reduce property values and debt burdens, whereas taxing wages or productive capital stifles growth.
>GDP Distortion: Current national income accounts falsely count rent extraction as GDP growth, masking the fact that rising financial overhead is impoverishing the real economy by siphoning disposable income into debt service and unearned income.

>they all price fix with each other,
Ignorant whiny buffoon. No, landlords don't get together in some secret way to decide what your rent is going to be. Monthly rents are around 1% of the assessed property value. A house with an assessed value of $300,000 will have a monthly rent of around $3,000. It's a general rule. Sometimes the rent can be 1.2% of the assessed property value, sometimes 0.8%, but that's how rent price is calculated.

What is stopping you from buying your own home? If you hate the idea of rent and landlords, why don't you go into a mortgage? What is stopping you?

there is nothing more jewish than a right to a home.
>>
>>539612437
It's not investing but that's not the same as being useless or theft.
Rent is a financial risk-sharing mechanism akin to insurance; you pay for the rent so that you do not bear the financial risk associated with owning a house, not just in the sense of maintenance but also against calamity or war.

A renter loses much less when a home hgets bombed, flooded, burnt, condemned, etcetera.
And the renter does not need to deal with taxes and regulations directly.
>>
>>539616580
Well where does your 'right to a roof' come from? And why is the right to be under someone else's roof a deal breaker for you? You want every person to just be given a home? Do you not understand the difference between having the right to seek shelter, and the right to a roof? The idea that 'everybody has the right to a roof over their head' is a proxy for government funded housing for all, and I don't know where you'd have to be in your life to think that's a good thing. Well no actually I remember being 20 (and retarded).
The point is, no you do not have 'the right to a roof over your head', you have the right to shelter from the elements and the right to build and buy a roof, but you're not born with the keys to a house.
Saying that being against free housing is equivalent to 'God demanding millions perish' is totally disingenuous.

no, they use software to price fix, there are tons of articles about this.
>Yes, landlords are increasingly using algorithmic software to coordinate rent prices, a practice the U.S. Department of Justice (DOJ) has sued as illegal price-fixing.

>The primary company involved is RealPage, whose software (specifically YieldStar and AI Revenue Management) collects confidential, non-public data from competing landlords—such as actual lease rates, occupancy levels, and renewal terms—to generate rent recommendations
>Unlike standard market research which uses public listing prices, this software aggregates proprietary data from rivals to create a centralized pricing cartel.

>Replacing Competition with Coordination: The DOJ alleges that RealPage’s algorithm encourages landlords to "move in unison," effectively outsourcing pricing decisions to a system designed to maximize profits across the market rather than competing for tenants.
>Upward Pressure: The software is accused of being asymmetric; it aggressively recommends rent hikes but resists recommending price drops even when demand falls, often suggesting landlords keep units vacant ("revenue protection mode") rather than lower prices to fill them.
>Compliance Monitoring: The system tracks whether landlords follow its recommendations, creating pressure to adhere to the inflated prices to avoid being "punished" by the algorithm's future data inputs

These MBS tranches (bought using QE) are held outright by the NYFed (NYFed acts as both note holder and MBS investor, multiple CUSIPs in each tranche, hundreds of properties in each CUSIP). If the mortgagor defaults (which 99% of them do/already have, which is why the NYFed bought them from their primary dealers in the first place), the deed then belongs to the Fed, who then either sits on the property (affecting housing values and skewing the housing market) or gives it to one of its triparty dealers to be rented (REITs) or to be picked over in foreclosure court. The NYFed now owns ~30% of all mortgaged homes, this was illegal before 2008.

The primary dealers that own the NYFed and the financial firms they choose to fund and that also make real estate purchases for the NYFed (i.e. BlackRock, Blackstone, Carlyle Group, American Homes 4 Rent) want to own all the properties, then the US government can become their customer through housing assistance; in this way, they form a closed loop of both supplier and customer, keeping the general public from owning any property, while profiting.

Under the guise of Covid, the NYFed and its ilk bought single family homes (MBS) and Commercial Mortgage-Backed Securities (CMBS), too, such as apartment buildings, trailer parks, nursing homes, offices, strip malls, warehouses, student housing, and RV parks and are keeping these real assets in their privately-incorporated LLCs (aka Special Purpose vehicles (SPVs)).

Update pic related to ~$1.9T today

The purchase of these properties by the NYFed causes false scarcity and false demand, which drive up housing (and rental) prices and prevents young and upcoming families from buying, fixing up and investing in these properties, as well as stopping new families from putting down roots in a community.

Thank you for at least arguing a point, anon. I can tell you're an actual Canadian and not a jeet.
Free government housing is obviously bad.
I'm also against free tuition unless it's for white males.
Free disibility is kind of a misnomer because it ostensibly relies on the person having a genuine disability. You have to be disabled in order to qualify (as I say, ostensibly). So in that sense it isn't free. Also it's not a divine right but a civic right given by the government.
>free something else but the reply window is blocking and I'm a phonefag
I'm against free stuff generally, but I think if anyone should get free stuff in the West it should be whites that come first, but generally I am against it. Free housing though? Gtfo. I'm from England and I have seen what just a few decades of socialism do to a country.
I am against free Healthcare too for the same reason; because I lived under the socialist NHS.
My whole argument is that 'the right to a roof over your head' isn't a thing and some faggot communist made that up. That's the only thing that's relevant here anon. And you don't have the right to a roof over your head.

I love the way bond traders love to talk their shit about how the bond market affects mortgages.
As if the mortgage rate ever goes down due to low demand or decreasing ability to pay.

MBSs are what caused the 2008 failure, MBSs helped caused the recent regional bank failures.
The accumulation of $Trillions in MBSs is a direct RESULT of QE.
MBSs are being used to destroy home ownership and community.

Through rent extraction the money broadly moves from poor to rich. Wealthy people consume very few industrial products as a fraction of their spending, so rent extraction moving money from poor to rich is a contributing factor to deindustrialisation and the simultaneous growth is useless light industry service work which only exists to serve the wealthy, like butlers and servants from the olden days, but outsourced to firms.
Real economic growth comes from industrial accumulation, in other words investment of profits into the expansion of industry and its productivity. If the broad population are poor due to rent extraction schemes then there is low demand for industry so it is not developed without state intervention.
>>
>>539616445
This is not hard to understand. Right libertarians follow the homesteading principle. Which is that land ownership is legitimized by transforming land from it's natural state. Someone who legitimately owns land has the right to charge rent and if you don't like it then you can go homestead your own land. The state claims to own unimproved land and will kill you if you try to homestead, forcing you to pay tax.

Rent is precisely the same as interest, it creates money out of nothing. It drives inflation and increases wealth inequality. Anyone who thinks it's not a problem is, simply put, retarded because it's a major failure mode of capitalism. But the question is, what could be done about it? A war, a revolution, a reset in any way every hundred years or so does not seem very humane, but is there any other way?

>Major Players: Large firms such as Blackstone, Apollo Global Management, The Carlyle Group, and Stockbridge Capital have spent billions buying communities from retiring owners.
Financial Returns: Investors are drawn by reliable annual returns of 4% or more, which is approximately double the average US real estate investment trust (REIT) return.
>Impact on Residents: The buyouts have led to dramatic rent spikes, with some residents facing increases of up to 100%. Because mobile homes are difficult and expensive to move, residents are often trapped, leading to increased eviction filings and resident displacement.
>Regulatory Scrutiny: The surge in corporate ownership has prompted investigations, such as a probe by Senator Maggie Hassan into firms like Alden Global Capital and Sun Communities, citing unfair rent hikes and poor maintenance.

Maybe there is an extremely tiny percentage of landlords that use some kind of AI to determine rent but the standard of the last many decades to establish rent point is 1% of the assessed property value. I have no doubt that 99% of all landlords use that method. There is no conspiracy. It's always been 1% of the assessed property value give or take 0.2% depending on the area, the condition of the building, the forces at play in the market at the current time, etc.

Look, point is, go buy your own home. If you aren't working towards saving for a down payment on a mortgage property, then you have no right bitching and whining about landlords who provide a service to the community by offering housing at a relatively cheap price, relative to a mortgage property.

Explain to me how "luck" is the reason you are in a mortgage property. 100% guaranteed you are lying. There is no such thing as luck when it comes to getting in a mortgage. It's all hard work to get there and then it is even harder work once you get there. Fuck outta here with that ignorant juvenile line of bullshit.

To become a billionaire on rental property, you have to own thousands of properties for decades. Owning a rental property comes with enormous monthly, quarterly, and annual expenses.

Here once again your ignorance is showing. Billionaires don't become billionaires from collecting rent. They become billionaires from leveraging the increase in value of the property to acquire tax-free loans that they use to buy more revenue-bearing properties which increase in value over time which the billionaire uses to acquire more tax-free loans to buy more revenue-bearing properties. The billionaire makes no income. His wealth is measured in the assessed value of his holdings. Because he makes no income, he pays no income tax. However, he pays millions of dollars in property tax, on the revenue from rent payments, on the quarterly utility payments, on the quarterly insurance payments, on so on.

>lanlording and renting is theft and bad for economy.

Where are you getting your housing from, then? If you can't afford the 20% down payment on a mortgage, then where are you getting your housing from? You want taxpayers to buy you a house? We all should chip in a little bit to buy you a house while also paying to own a house of our own? Are you crazy?

Figure it out, son. Millions of people who came before you have done so. You are just lazy and whining. Stop playing the victim like a woman and start being a man. Take accountability for your life. You're falling for anti-immigration propaganda. Your landlord isn't a new immigrant. The guy who bought the house next to me for 100k over the asking price isn't a immigrant. The wealth gains from the elite class has lead to them parking money into real estate.
Out bidding and paying more than average working class can swing. All so they can have an Air BnB or just a basic rental. Housing supply is artificiality limited by forced single family zoning and nimby like BS. Something I can understand as a home owner but I'm not blind to how it impacts everything.
Rents are going up due to investment properties and a near collusion effort by every parasitic landlord to raise everything to copy market rate. Even when that number is just others going $1400? not only that, but all of those loans are inflationary, as the banks make money out of thin air, then sell the mortgage as a security for less than face value. loans which are used to make goods change hands are inflationary because they increase money supply while actual goods remain static. loans going to build new houses or new things in general are not inflationary.

many successful waves of immigrants did this in canada. the portugese are famous for this, they all buy one house together, maybe put on additions, then buy or build another house, so on and so forth until everyone has a place. there are all kinds of cultural barriers to this in the west, one of them being that boomers hate their kids and want them to fail after living life on tutorial mode.

you used to be able to live in cities, it's kind of what they're for. elites pressure the government to remake cities the way they want. in new york, they convinced the government to let them demolish all of the residential buildings to remake the area into commercial tenancies, which are much more lucrative. now, instead of being able to live near where you work, you now have to drive or take transit from far away, in a place you can actually afford.

Wrong. Prices are determined by supply and demand. Artificially low supply due to regulations and artificially high demand due to welfare immigration. There is literally nothing wrong with landlords charging what people are willing to pay.

And the bar for how much cash you need to make cash keeps going up far faster than many are able to make it.

>There is literally nothing wrong with landlords charging what people are willing to pay.
Some people think usury is wrong.

> Billionaires don't become billionaires from collecting rent. They become billionaires from leveraging the increase in value of the property to acquire tax-free loans that they use to buy more revenue-bearing properties which increase in value over time which the billionaire uses to acquire more tax-free loans to buy more revenue-bearing properties.

yes

Nah, my landlord can't keep tenants but he doubled rents because all the nearby landlords did the same thing. Now he gets a tenant or two in the building for a month and they break lease when they realize the building hasn't been maintained in 50 years. They say they have to raise rent because of the cost of building materials, but they don't fix anything or maintain the place. All these kikes and kike wannabes raised rents to match the corpo landlords, many will admit they have done so if you read any part of the internet where boomers and investors gather.

Deflation and inflation and other economic terms are FUCKING MEANINGLESS when one class of persons HAS FIRST ACCESS TO and IS BEING PAID FOR the issuance of any newly-created currency. Money does not mean the same thing or have the same scarcity (or have the same value) for all persons in the economy. As some do not earn their money (via real productivity), money is more liquid and less valuable for them, as they have exclusive first-access to the newly-issued currency and they also decide TO WHOM it is allocated via our current debt-based NYFed primary dealer financial system.
As long as we have a cartel of private banks getting paid to issue the currency, the FEDERAL RESERVE NOTE will lose EVEN MORE value for those of us that truly do earn it via productivity.

IT IS THOSE OF US WORKING that choose to prop up this class of parasitic, skillless invalids debauching our currencies worldwide via the Federal Reserve and its increasingly-worthless private currency, the Federal Reserve Note.

US Treasury-issued, debt-free, fiat US Notes are the already-legal, interest-free sovereign currency solution to the debt-based currency and monetary policy parasite, the Federal Reserve Uniparty.

make it required so dwelling owners have to live there for 6 months out of the year. that way rich fags and air bnb fags can't own a bunch of empty homes and scumlords have to live in one of their two shithole apartment buildings which might make them decide to fix them up

Oh great.
Keep working hard and then one day you can buy a second house and rent out the first one for passive income.
You’ll be helping an up and coming professional, or a young family to also secure the American dream of home ownership. Nice

Pay your rent on time this month faggot

> free healthcare
> free
Odd. I thought jungle monkeys were aware of the concept of taxation and “free” healthcare.
