With the goal being earing as much as possible with as little/easy work as possible.

Which career would you choose, and why?

>For Washington State, but feel free to decide which career for your own state.

Alternatively, suggest a $100k+ career that doesn't require a degree.

Insurance. Its greasy work but real estate is still largely boomer dominated and despite being probably a functioning retard because they are older they "know the market" better.
>>
All realtors do is make a few phone calls and collect 3% of a 500,000 purchase.
>>
>>539720645
So, realtor then?

>>539720536
Can't you simply counter that by sticking to your guns, or avoiding boomers altogether?

Also, additional question: which is more prestigious? To where you can pick up chicks more easily? "I'm in real estate" sounds James Bond as fuck.
>>
>>539720373
Both are shit and you need to sell your soul to do either.
Consider:
>Real Estate Agent
>Incentivized to get a buyer to buy as expensive of a home as possible and saddle them with 30 years of usury
>Or helping someone to sell a home with the same incentive because your cut is a %
At least with the latter, your and your clients goal (max payout) is aligned, but then you're still either saddling a young buyer with an usurious mortgage or giving the property to an institutional investor.

Insurance is even worse, especially with (((Whole Life))) plans.
You're trying to get your client to buy a product but never have the opportunity to use it.
>>
>>539720645
I mean it sure looks that way. I feel like women have an edge somehow but I have GIS/UAS experience and wonder if I can put that to use providing personalized suitability and property analysts. I would like to partner with a woman to be a double threat
>>
>>539721068
>I mean it sure looks that way.
It literally is that way
All of the MLS data and comps are freely available now thanks to things like Zillow and Redfin. Realtors aren't even supposed to give you suggestions on how to put in an offer, they are just supposed to find you houses (which you can do yourself in 5 minutes of filtering on market houses on zillow). You can't put an offer in on a house without one if the seller is using a realtor (which they almost certainly are), you HAVE to have an agent and kick up your goyim tax to them.
It's probably the most useless, scam profession in the entire western world.
>>
>>539720896
What would you suggest then, that doesn't require a degree and pays equally, while not being manual labor?

Also, as for "usury", no one is making someone buy anything. It's like my stupid neighbor in 2001 or so who financed a used 1985 or so Chrysler car for like $20,000 at 28% interest.

Especially for Real Estate, because the buyer made their own decision.
>>
>>539721588
>no one is making someone buy anything.
A modern zoomer is presented with two options:
>Pay $1500/month or more to a landlord
>Pay $1500/month or more on a mortgage
The fact is, the mere existence of the 30-year mortgage as a lending product artificially drives up home prices because buyers are taught (yes, taught) that the most important number is the monthly payment.
30 years is an absurd amount of time. Contrast this with indentured servitude in the 1700s, which capped at 7 years.
For instance, a $200,000 loan has a monthly payment of $1200 with a 30 year/6% rate.
If you have $1200/month to spend, and only a 7 year term, you can only 'afford' a loan of $82000.
Limit term lengths and you fix house price crisis overnight.

But still, no one is forcing anyone to sign up for that. They are free to put as much down or pay as higher per month as they want. Taking advantage of stupid people is a good thing. And in the scenario of being a realtor, you aren't exactly taking advantage, but you are giving someone what they want, no?
>>
>>539722588
Which career would you choose?

And what's the approximate house showing to house sale ratio a realtor has?
>>
>>539722428
so the proverb goes, you either die a bottle girl or live long enough to become a realtor
>>
>>539722757
I guess it depends on what you like doing more

Selling insruance seems like more office work, more dealing with numbers. Real estate is more out of office work, looking at houses, and you need to advertise yourself a lot more. If you're more introverted then insuance is probably better for you, but it still involves talking to people if you're selling it.
>>
Get your mortgage loan originator license or go into commercial real estate. Residential is bullshit right now unless you get into student housing and go the property management route.

Elaborate on this kino.

>>539723059
Real Estate sounds more exciting. And I would imagine that, contrary to what you said, in insurance, you are dealing with speaking to way more people. You have lines of people wanting insurance or calling about their insurance, non stop, while you are at a desk.

>Get your mortgage loan originator license

Elaborate, please. How do? And what exact job titles are you applying for once you get this license?

>or go into commercial real estate.
How? Applying for realtor at a real estate company and telling them "I want to be in the commercial division, not residential"?
>>
>>539720373
Real estate is a sales job. You can't make your own deals, only a broker can actually close the deals. You're basically a broker's bitch who finds his company sales and he takes a huge percentage of your commission. You also have to be very social and manipulative.
>>
>>539723431
Real estate is also competitive with lots of agents looking for clients, so you better be good with people or you won't get business.
>>
>>539723597
>you have to be manipulative

no you don't. People come to you to sell their house and you're just trying to get the highest price. It's not like you're cold calling people trying to scare them into selling their house.
>>
>>539720373
Insurance is easier to automate while there's plenty of work for real estate agents that's hard to automate for now. Don't underestimate it, it's hard work.
>>
>>539722681
You are brown and are incapable of understanding the benefits of a high trust society.
Usury (loans at interest of any kind) should be punishable by death or deportation.
>>
>>539720536
Depends on your personality. Are you completely sleezey and ok with working nights and weekends? Then real estate.
Are you kind of sleezey but know how to act professional, then insurance. I know insurance agents that make a bonus larger than 100K on top of salary. Or you can start your own I guess.

How the fug do they do that?

And what kind of insurance are they selling?

Perhaps more importantly, what companies are they working for?

Ad of course, they are in CA or NY, right?
>>
>>539724131
Real estate. If you're not the one automating insurance (you likely aren't).
>>
>>539724131
OP sounds like a retard given he's looking to make 100K while working as little as possible, so he's going to be a failure no matter what he chooses
>>
>>539724330
Based and likely true, but I have to try.
>>
Seriously, "I'm in real estate" sounds so kino. Straight out of James Bond's mouth.
>>
>>539725127
there's cool real-estate which is office buildings and shit then there's lame real-estate which is houses.
>>
>>539725262
How do you only get involved with the cool real estate, especially as a newb?
>>
>>539726275
That's the neat part, it's a closed community.
>>
Long ago I did a bunch of accounting reports for AFLAC's agents. When you buy a policy, the agent gets a cut of the premium for however long you maintain the insurance. Over time, that builds up and you can basically do nothing while still getting a cut of the premiums on a policy you sold fifteen years ago. Real estate agents get a one time payment for each property the sell and nothing else. Being a realtor for decades doesn't have increasing rewards other than perhaps more people recommending you to the friends. For the insurance agent, it's like having a pyramid scheme with no one above you.
>>
>>539726388
So only earned via many years and networking?
>>
>>539726595
All companies or only AFLAC?
