Here's a breakdown of monthly recurring charges.

House related:
$140 water/sewer
$120 electric
$20 natural gas(summer)
$375 property taxes(cheap, the house was built recently it would be closer to $700).
$200 house insurance.

Vehicle:
$280 for full coverage on a newish truck + older suv

Other subscriptions:
$80 cell phone, two lines.
$60 internet service
$15 amazon prime
$60 dog health insurance(two dogs).

This is close to $1200.

Food is roughly $1400/month for two people/two dogs who never eat out.

This means a base output of $2600/month. If you factor in house payment at 3k/month this turns into 5600/month of base expenses.

My take home pay is $5800/month at 120K/year, I do invest in 401K(if I didnt take home would be closer to 6400).

How is everything still functioning? Everything should be on fire right now.

LOL. I'm in Oregon. I was paying about 2200 on a 300K W. Valley house, so sounds about right. Building smaller on red county lot now. Probably going to be 1400 max now

I doubt your payment was that low unless it was ancient. A 500k house in salem which is recently built has about an 8k property tax.

It was a '50s house, but taxes were based on average price per square foot in the neighborhood, and Oregon has a law preventing big tax hikes. So age may have been a factor.
Best I can tell, my taxes will be 1400 in Douglas county, but hiding about 500 square feet until I'm assessed.
