More than likely a renter will pay out somewhere between $600-$2500 per month to lease, multiplied over 30 year time frame that's around $217k - $900k. Just to never own anything and continue driving prices up for no reason. You'll pay less with a mortgage provided you can build and manage your credit score in your teen years, plus drop a down payment of $20k - $30k. What matters is lowering your interest rate by as much as possible, since paying down your principle is secondary. Don't get an ARM, you will 100% be fucked by it through inflation but you'll also likely incur usurious "prepayment penalties", which are extremely jewish. Take advantage of FHA loans to get a 30-year fixed rate at less than 6.5%, this isn't a losing prospect just a daunting one, to someone unprepared setting yourself in the debt hole by $600k or so seems stupid but at the end of it you own the land.>Inb4 muh property taxesYou can waive property tax in some states upon retirement, so don't live in a shitty state that fleeces old people or petition to change law in those shitty states.Bonus points will be awarded if you get a complete immigration moratorium passed, no foreign laborers in the domestic USA.
My brother and his wife just bought a house so I'm gonna feel fucking awful for them if the prices crash. On the other hand, I'm a 32 year old loser with 100k in savings living with mommy hoping that a tiny cottage finally becomes affordable. So I'd like it for that. However my brother's wife is white and my gf is Asian so I think it's better, at least in the microcosm of my family, if there isn't a crash. But God except for them I really hope there is.

Some anon on here said that Portland did this quite a few years ago, and all the boomers and jews supported it because it instantly spiked their net worth. You can renovate but you can't build any new homes that don't have adjoining walls. So some sfr in Portland is insanely priced even if it's trash because you can't ever obtain a permit to build a new one.Even for 4-plexes and condos certain cities require the developer to sell/rent a certain percentage to poor minorities at a discount (who also get rent assistance). Like two years ago someone here from Hawaii said like nearly 1/5th of his neighbors in his new condo complex he was paying out the nose for were just nigs smocking crack being shipped in from other states. >>540310536that's not the same as a bad housing market. sellers often price their homes outside market value hoping to find the right buyer. watch a market over time and you can usually pick out the deals/market priced/over-priced homes.
>>540305971My bad, I wholeheartedly believed that there was no fucking way the powers that be(whether Congress, CIA, Supreme Court) would allow this to stand, let alone the people of the US, and the world. I thought presidents were effectively figureheads over a ruling body, mostly symbolic, but I didn’t take in to account just how badly Obama fucked us all by establishing executive order diplomacy as the new standard policy. I was naive in 2016, in my early 20s. My bad, I was wrong. I apologize.
I have 70k saved up and live in MA. Is this enough, or should I wait till boomers all die off in the next twenty years?
>>540314446I also live in MA, the answer is no, that’s not enough. But, if you have family that owns land, you can now legally drop a used single wide trailer on it as an ADU, or even a nice shed if you’re willing to cabin-life it. You can find trailers for free, as they cost about $10K to move, and you’ll have to put new tires on it, plus having a pad foundation and toe-down stakes put in, hooking up to the current septic/sewer and getting the electric hooked up. It can be done within your range. There are a few non-age restricted mobile home parks left in the state as well, with that kind of money you can definitely get in, or if you’re willing to move to RI, I’ve seen a few crapshacks available in that price range, still technically liveable but definitely in need of TLC.

>>540307701I don’t think they are wrong that prices will fall, but I do not think it will be a 2008 style crash. “Crash” is a relative term. Who gives a fuck if prices drop 10% when they went up 100% over the past 4 years lmao. I used to own and cashed the fuck out during that Covid boom. Still choosing to rent because I don’t want to be tied to one market with how weird people are and how often shit changes. As an example, the area I owned in when I bought it was a quaint suburb, picture perfect Americana. By the time I sold (about 10 years after I bought) like 3/4 of the houses had BLM signs in the front yard.
>>540311514The irony of that statement. Fixing a “free market” in favor of people in vested makes it not such a free market afterall. A true free market is unaltered unfixed, and unmanipulated. What we have now is just communism for rich people.
>>540305818We have said this for a decade. It never crashes. Boomers refuse to sell and nothing gets built. In the 2040s when most boomers have dopped then you’ll see prices go down

>>540308819So the “muh property tax” point is real and not even the biggest one. Of course these increase, but people never factor their interest dollars in what they paid for the house, nor do they consider the maintenance or upkeep. Many also assume if they sold they would get top dollar. That requires having a top tier home, aka you have to spend on new floors, new bathrooms, an updated kitchen, etc.I don’t care if people want to buy a home and have their mind set on it. My main issue is when people see their primary residence as a wealth building tool because it is not when you truly factor in the total cost of ownership.

This is the latter. >SELL NOW THIS IS THE TOPis probably partially true. There's probably a correction coming, but that will look more like stagnation in a lot of places and more like deflation in covid boom towns. In truth, they just want to get boomers out of their paid off and low interest mortgages because stock is low, they aren't making any money on their effectively negative interest rates or paid off hones, and they want that money in the markets. And it will become much worse if the Iran war goes hot with a ground invasion. If there is peace in Ukraine, invasion Iran will happen. The economic consequences in Sweden will be catastrophic for the vast majority of swedes. It will be tragic for them but also hilarious as they really are in need of a massive reality check to cure their haughtyness, ignorance and willfull stupidity. For you non swedes, the american boomer disease of "well thats too bad and all but I dont give a fuck because I gots mine muddafukka" is universal across all age groups here. All swedes are leveraged up over their ears with cheap debt. The house/apartment, the car, the jetski, the summer cottage, whatever. I really want to see what these people say when they dont have shit anymore and wont have any shit at all in the future because they are $50-100K negative net worth with 25% annual interest rate + penalties + interest on penalty fees. Property in my country is fucked. Most of my generation are considering leaving to Australia or Canada, but they are marginally better if it all. I dream of a crash, as do many, but after hearing doomsday prophecies for years and years I seriously doubt it will happen. Money printer has been brrring so long, you need to look at real estate vs gold to see a true value not obfuscated by currency debasement
High prices does not mean a crash is coming. Prices can, and have, gone much much higher in other countries. Canada, the UK, Australia, New Zealand all had much, much higher property costs relative to earnings than the US has now. Some of those have come down from their highs -- but those highs were substantially higher than the US is right now. It's going to get worse before it gets better. As a country we need to decide that land is not an investment. Until that changes, this will continue to hollow out our economy, just like it has elsewhere.

>>540326356This is my point of view, and I've been saying it for a while. If you don't 'borrow' at as low of an interest rate as possible, you're retarded. You automatically gain interest as soon as rates return to the mean. Higher rates equals cheaper dollar, thus higher paper value of the asset. You make money on both sides of the trade and can borrow against it to invest in other things, or just cash out and move to a cheaper location.
>>540326534Yes, that actually is good advice right now.Housing prices are going to remain relatively flat, maybe with a slight downward trend, over the next coming years as the AI bubble slowly unwinds. This is what normally happens to the housing market during periods of economic distress. But that doesn't mean the beast has been slain. Once things return back to normal growth, the housing market will go back to growing. As a country we have too many policies directly created for the sole purpose of propping up the housing market. Until those policies are defeated and new ones which treat housing as something which serves its populace and not an investment to invest in we're going to just see the cycle repeat.

>>540307876>>540312715lol poorfags. I'm at $950/m at 1.14% in a white neighborhood so I can leave my doors unlocked and my kids can play.
>>540305818First of all, that's fake data. Housing is almost 2x more expensive now than at the 2007/2008 peak, not a mere 50% more as that chart suggests. There is no indication that the market is going to crash. Prices barely went down when the Fed raised interest rates. You'd normally expect this because higher rates = lower closing price that a buyer can afford to get the same mortgage payment. But people are sitting on their low interest pre-covid mortgages and not selling out of those unless absolutely forced to so inventory is still lower than pre-COVID six years ago.If interest rates drop this will unlock the inventory of people trying to upgrade their homes but these people will always be looking to buy another house so basically twice the competition for every house on the market. And at the same time everyone will be able to bid higher for the same total payment. So if rates go down substantially we can expect prices to shoot up. There is no indication that rates are going to change one way or another though. And there is no systemic speculative bubble like we had in 2008 right now. In fact the opposite with the market heavily suppressed by people sitting on low interest mortgages. And yet prices have still been climbing steadily. There is zero indication that housing prices are going to drop in 2026 or beyond.
>>540328044This is correct, if you adjust for inflation the houses in 2008 look like much more of a spike than now, which follows a slow normal curve. Housing isn’t about to crash. And population is increasing much faster than we build housing units. So expect it to continue for a bit.
>>540313274I enjoyed your smugness so I will answer your question. >>540309106I have a 3.5% interest rate mortgage. My high interest rate savings account is 3.65%. Any extra dollar I put into my house is retarded as I could get a better return putting it in the bank, much less investing it. If you you are so risk adverse you're trying to pay down a low interest rate mortgage you're better off saving up and buying a house outright. Mortgages are a great way to both get housing and accrue wealth, so if you're min/maxxing you should take advantage of them.

They profit the spread between Government Bonds because their locked-in mortgage is lower than the Government's interest rate.In other words, the National Debt pays their housing.>>540312177What's actually going to happen is their heirs (the non-retarded families) will outbid the normiecattle and monopolize housing into fiefdoms for their clans.
