I would never have opened a restaurant but I had a piece of property the county rezoned to commercial and I had to build something on it. If you had a commercial location already I would say go for it. But, if you have to lease or buy a location it fucks up your profit margins. You can make a lot of money at a restaurant, but the hard part is keeping the money from going out the door.I was serious about the build a house comment. If you have your own money, you aren't dealing with a bank, and you own the land, most places will let you pull all the permits for a residential construction. Just you pulling the building permit will get you 15-20% when you sell the house, even if you sub out every bit of the work. Let's say you buy a lot for $200k, spend $300k on a build, total spent half a million, you can clear close to $100k. Just by acting as the general contractor on the build as owner builder. The only catch is there is usually a construction warranty period of one year. As owner builder you probably won't be able to sell the house during that time. One way around this is to borrow against the completed house to fund your next build, then sell it or I suggest you get a 15 year note then rent it out. Charge 150% of the monthly mortgage payment and it will pay off in about 7 to 8 years. Then, you can borrow the full amount again, keep it, and continue the process. Over 25 years it's like selling the same house three times and getting to keep it all.You do this for ten years and you will never work again.

And, if you're far away it gives you time to check things over better if you need to travel.If you really want to try it, the first step is to contact a real estate agent. They can show you the vacant lots available, but they can also tell you what size home in that area sells best and what the comparable price would be on a house there if you built one. Next is getting a set of plans. These don't have to be stamped yet and there are really cheap ones available online. After that you get quotes from sub contractors, a plumber and a mason, a framer, roofer, siding, electrician, drywall, paint, flooring, trim. Then, you decide if you want to build or not. You can get all this information for basically free in a months time.You don't have to move.
