I don't know, haven't done the fine math.But my log is, at this time.I pay low rent, live in a nice place, no taxes, no maintenance cost... No worries. That money goes into the market, has decent returns over time. Probably equal to owning a home out right and produce income via dividends when I retire. I can then buy a condo if I feel like itz pension and investment monthly income steady. No stress, no obligations, no ties.Not for everyone, I advocate home ownership, especially for families, it keeps them all engaged and invested. They have their daily life and stay productive, like older generation didz translates to good life for Me. I don't want the toil, not that much and stress and burden of keeping Civilization going... but I do want my own rewards for my toil, lol, maybe a bit of their too.

When the heat goes out at your apartment, you call a landlord. When your heat goes out at your house, you're on your own, and if something is actually wrong, it costs at least a few months of mortgage payments to get it fixed. If something isn't actually wrong, it costs you an afternoon and $150. Now think about the plumbing, the fridge that dies, the roof that starts leaking, the cracks in the driveway, the power outlet that you already replaced and still doesn't work, fuckin' bugs and mice and a dozen other things inside your house that you couldn't even plan for. And then you have to maintain your yard, but oh no, the lawnmower is broken and despite the spark plugs, oil, gas, air filter, and belt that you replaced, spending your own time and money, it's time to get a new one. You get a new mower but realize that flowerbed looks like shit, so the next weekend, it's time to spend even more money at the home improvement store and you get the pleasure of spending most of your day off dealing with that. It's a death from a thousand cuts. And that's coming from a guy that took the last chopper out of Saigon and bought a house before immigration fucked the west's housing market up. If I want to sell my house now? Let's say I paid $1000 for it in 2012. I put $400 into it in the meantime. Inflation's crazy now, so I could sell it for $2000, but I'd have to put another $200 into it to sell it, inflation-adjusted, Oh! And because your house is worth more now, because of inflation and people want to live in your area now, because "refugees" are moving in and playing with house money, the $1000 house that's now worth $2000 is bleeding you for $2000 worth of property tax dollars and home insurance dollars every year.

Of course it depends on the real estate market where you are at that time. When my brother was in the military he bought a home in the state where rent was more than a note, but mostly rented the whole time because the math worked better. I've got a friend who is a very successful trail lawyer who rents because his investments do really well so he doesn't want his capital tied up in something non-liquid like a home.

Renting anything is high cost, car, couch, house, anything. But there is flexibility. People like their privacy so they rent an apartment just for them. Very expensive. No maintenance or insurance cost much more affordable. Don't have to do kitchen/bath upgrade every decade, don't like your neighbors move. Lose job you aren't ruined in bankruptcy court foreclosured. Capital on a house sale might happen once in a lifetime and you pay gains. Not really useful unless you are ready to retire. Nothing wrong with renting. Plenty of perks no hassle except coming up with first, last, security. There should be some sort of tax deduction for that at least once. If your reps weren't busy being bought off by the world they might cut you some slack.
