Everything in places that has hit nigger critical mass is just fucking awful. It's all a combination of bare minimum cost and maximum security/durability with the assumption the person is sub 80 iq and violent. The city is always in the top 10 for violent crimes nationwide despite not being that big. When desegregation hit the old core of the city was largely abandoned and it all exists as a fucked up time capsule of degrading buildings. The white flight has added new rings kind of like an onion where actual people try to have businesses until the nigger rot spreads.
