I should add that rent freezes still happen because of the incentives of the politician. In the short term he gets to claim a win. It takes awhile for the negative consequences of no one putting money into rental properties to catch up with him. In addition those negatives accrue slowly building over time. On the other hand there are also property owners who will try to rent to people who have less money by offering cheaper rents for lower quality accommodations. Well we need to stop using the term "printing" first off. There is no fixed store of a commodity from which the money is anchored and valued against. It's not a relevant term.

Second, deficit spending is how the government leaves money behind in the economy from which the private sector generates a surplus. Now of course, if we ran a large trade surplus with the rest of the world this wouldn't necessarily have to be the case -- but if you run a very large trade deficit and you run a government surplus, the only way that is possible is by drawing down from the private sector who has to use either already existing savings or private bank credit to acquire the tax credits (currency) they need to satisfy their tax bills.

As to what it looks like, it means funding actual productive infrastructure and research that can make things more efficient. Maybe it means things like new high-speed rail networks that can operate more cheaply than airlines. Maybe it means new government-owned housing (which would likely inflate the wages in the sector, but not the ultimate asset price of which the supply would go up). It could be government funding of a large network of automated mass timber mills, which would lower the cost and skill burden on constructing the aforementioned housing. It could be something like a new network of truck-only highways. It could be increased nuclear power generation or further subsidies/credits for electric or extremely fuel efficient vehicles to erode the GDP leak caused by imported oil. It could be a government-funded network of vertical and geothermal greenhouses to produce more food locally so it has to travel less. It could be government funding of robotic grocery store warehouses, etc. These are just things off the top of my head, there is obviously lots of things you could do. Even if you just paid the long term unemployed to go around sweeping and powerwashing, it would be better than have them doing nothing.

I dont even think that Left wingers *ACTUALLY* believe they work, they use them as a tool to get power. Just like Mamdani's stupid government run grocery stores. This shit has been tried 1000 times in 1000 different places and it hasnt worked yet. I think someone like Mamdani has an IQ high enough to understand that it work as an actual grocery store; but it could possibly work as a good PR stunt, and as a campaign tool.

You could take it a step further and require new residential construction to meet the passivhaus standard and dramatically drive down energy consumption. Then the natural gas or heating oil can be put to other uses or sold as export. There is all kinds of things you can do that the private sector is just not interested in adopting because they have existing assets that may get devalued (but that would be deflationary not inflationary).

Hoppe is right about politicians. Democracy selects those people who are the most skilled at convincing the people that wrong is right and right is wrong, and then once in power those demagogues are most incentivized to steal as much as possible while they still can.

If literally nobody is choosing to undercut the market on stick framing by employing mass timber then that implies either the government is enforcing the stick framing cartel or mass timber not truly an objectively better use of resources.
