Firstly, it puts a whole hell of a lot more distance between Egypt and Israel’s center (Tel Aviv, Jerusalem, and so on) which is incredibly strategically advantageous because it gives Israel the ability to set up fortifications further west to slow the Egyptians and still pick them off in the desert once they break through.Secondly, it does actually have some areas along the Mediterranean Coast which are fine for building. The few settlements that exist in Sinai pretty much all exist on or near the coast, and the Mediterranean coast would be the most attractive building site. What’s even more is the religious/morale/psychological value. Sinai is so valuable to Abrahamic faiths specifically because it is home to Jab al-Musa, literally Arabic for the Mountain of Moses, as is the place where Moses ascended and encountered the burning bush. Nobody knows if this is actually the correct place with 100% confidence, but it’s the most widely claimed site. This would be a huge morale boost as well as providing tourism revenue on account of the religious pilgrims. It also gives Israel the coastline near its often ignored southern border which would otherwise be sandwiched in by Saudi Arabia and Egypt respectively.It also gives them direct access to the Suez.
